ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate. lying and being in the
Town of Southold, County of Suffolk and State of New York, more particularly bounded and
described in Schedule "A" attached hereto and made a part hereof.
BEING AND INTENDED TO BE the same premises as described in the Deed dated December
27, 1996, in Liber 11810, Page 200.
TOC ETHF.R with all right, title and interest, if any,of the party of the first part of, in and to any streets and roads abutting the
above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the First part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part. in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The ward "party' shall be construed as if it read "parties" whenever the sense of this indenture so requires.

the Town of Southold, County of Suffolk and State of New York, known and designated as
Lot No. 199 on a certain map entitled, "Amended Map A of Nassau Point, owned by
Nassau Point Club Properties, Inc., situate in the Town of Southold, Long Island, New
York", surveyed June 28, 1922 by Otto W. Van Tuyl, C.E. and Surveyor, Greenport, New
York and filed in the Office of the Clerk of Suffolk County on August 16, 1922 as Map No.
156; said lot being bounded and described as follows:
BEGINNING at a monument set on the Easterly curvature fine of Wunneweta Road distant
65.24 feet on a be line bearing South 48 degrees 38 minutes West from a monument set
on the Northerly curvature line of Old Cove or Vanston Road;
RUNNING THENCE Northerly along the irregularly curved line of Wunneweta Road to a
monument and Lot No. 200; said monument being distant 330.22 feet on a tie line bearing
North 38 degrees 17 minutes 10 seconds West from the monument first mentioned above;
