WITNESSETH, that the party of the first part, in consideration of Ten Dollars and No Cents ($10.00), lawful
money of the United States, paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the

BEING AND INTENDED TO BE the same premises as described in deed recorded in the Office of the
Suffolk County Clerk on I 1 /26/2003 in Liber 12286 cp 131.
Said premises also known as 35 Sunset Lane, Greenport, New York.
TOGETHER with al l right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything

ALL that certain plot, piece or parcel of land, situate, lying and being North of the Village of Greenport,
in the Town of Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the westerly side of Sunset Lane, distant 175 feet northerly from the corner
formed by the intersection of the northerly side of Sutton Place and the westerly side of Sunset Lane,
said point being the point where the southerly line of the premises being described and the northerly line
of land nor formerly of Ghosio intersects said westerly side of Sunset Lane;
RUNNING THENCE along said land now or formerly of Ghosio, south 62 degrees 21 minutes 30
seconds west, 126.31 feet to the easterly line of Lot No. 33 as shown on Map of Easterly Shores, Section
One;
THENCE along said easterly line of said Lot No. 33 and the easterly line of Lot No. 32 on said map,
north 25 degrees 19 minutes 50 seconds west, 125.10 feet to land now or formerly of Oshea;
THENCE along said last mentioned land, north 62 degrees 21 minutes 30 seconds east, 121.26 feet to
the westerly side of Sunset Lane;
THENCE along the westerly side of Sunset Lane, south 27 degrees 38 minutes 30 seconds east, 125 feet
to the point or place of BEGINNING.
FOR CONVEYANCING ONLY
The policy to be issued under this report will insure the title to such buildings and improvements erected on the
premises which by law constitute real property. TOGETHER with all the right, title and interest of the party in the
first part, or, in and to the land lying in the street in front of and adjoining said premises.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
