and other valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part

This conveyance is made in the usual course of business of the parry of the first part, same does
not render the grantor insolvent, and is made with the unanimous consent of all the shareholders
of the corporation.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets

HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Cutchogue, Town of Southold, County of Suffolk and State of New York,
being more particularly bounded and described as follows:
BEGINNING at a concrete monument on the southeasterly side of Oregon Road distant 1,029.15
feet southwesterly from the corner formed by the intersection of the southwesterly side of Depot
Lane and the southeasterly side of Oregon Road; said point also being where the division line
between the northwesterly corner of land now or formerly of Mattituck Farms Holdings, LLC and
the northeasterly comer of the premises about to be described intersect the southeasterly side of
Oregon Road;
RUNNING THENCE along land now or formerly of Mattituck Farms Holdings, LLC, the following
two (2) courses and distances:
1. South 37 degrees 27 minutes 20 seconds East, 1,968.62 feet;
2. South 37 degrees 39 minutes 20 seconds East, 22.25 feet to a concrete monument and land
now or formerly of Park & Recreation Area Town of Southold;
THENCE along said last mentioned land, South 53 degrees 46 minutes 00 seconds West, 190.53
feet to a concrete monument and other land now or formerly of Mattituck Farms Holdings, LLC;
THENCE along said last mentioned land, the following two (2) courses and distances:
1. North 36 degrees 51 minutes 20 seconds West, 1,074.79 feet;
2. North 37 degrees 05 minutes 55 seconds West, 905.28 feet to a concrete monument on the
southeasterly side of Oregon Road;
THENCE along the southeasterly side of Oregon Road, North 50 degrees 17 minutes 45 seconds
East, 173.65 feet to the concrete monument at the point or place of BEGINNING.
