by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ipdlK at Horton' s Point, near Southold, in the Town of
Southold, County of Suffolk and State of New York, bounded and de-
scribed as follows:
BEGINNING at a point on the northwesterly line of land of Vera A.
Neslage (which point is North 28 degrees 46 minutes East a distance
of 100 feet, more or less, from the northeasterly terminus of a cer-
tain 50 foot right of way) (and which point is North 28 degrees 46
minutes East 100 feet, more or less, from the westerly corner of
said land of Neslage) ; RUNNING THENCE North 64 degrees 50 minutes
West along land of Walter E. Hyatt to high water mark of Long Island
Souttli; RUNNING thence in an easterly direction along high water mark
of Long Island Sound 100 feet, more or less, to a point which is 100
feet distant from the southwesterly line of the premises herein de-
scribed when measured at right angles thereto; RUNNING thence South
64 degrees 50 minutes East along land of Walter E. Hyatt to the
northwesterly line of land of Vera A. Neslage; RUNNING thence South
28 degrees 46 minutes West a distance of 100 feet, more or less, to
the point or place of BEGINNING.
RESERVING however, to Walter E. Hyatt, his heirs, legal repre-
sentatives and assigns, a right-of-way 35 feet in width, for the
purpose of ingress, egress and utilities only, the southerly line
of which is the southerly line of the premises.
TOGETHER with a right to the use (in common with others) of a '
right-of-way 35 feet in width extending from the southerly corner _
of the premises above described in a southwesterly direction 100
feet, more or less, to a certain 50 foot right-of-way. The subject
premises are not landlocked and sellerrepresents that the pur-
chasers shall have an insurable right of ingress and egress to
permit use of the property.
TOGETHER with a right-of-way (in common with others) over the
