WITNESSETH, that the party of the fast part, in consideration of Ten Dollars and other valuable consideration
paid by the parry of the second part, does hereby grant and release unto the parry of the second part, the heirs or
successors and assigns of the parry of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings andimprovements thereon erected, situate,
lying and being in tete Town of Southold, County of Suffolk and State of New York, more
DISTRICT. particularly bounded and described as follows:
1000 BEGINNING at a monument set at the intersection of the westerly side of Bayview
Road and the northerly side of 'Open roadway', said intersection being the south—
SECTION: easterly corner of the within described premises;
070.00 RUNNING THENCE from said point of beginning North 89 degrees 59 minutes 10 seconds
West, 252.50 feet to a point and land now of or about to be conveyed to Henry J.
BLOCK: Smith and Stella T. Smith, his wife;
07.00 THENCE along said last mentioned land, the following two courses and distances:
(1) North 31 degrees 33 minutes 30 seconds East, 60.38 feet;
LOT: (2) North 58 degrees 16 minutes 50 seconds West, 109.30 feet to the southeasterly

\ THENCE along said southeasterly side of Main Road, North 36 degrees 00 minutes
East 40.0 feet to a monument and other land of Henry J. Smith;
THENCE along said last mentioned land, the following two courses and distances:
(1) South 53 degrees 02 minutes East 109.0 feet to a monument;
(2) North 41 degrees 14 minutes East 97.78 feet to a monument and land now of or
about to be conveyed to Henry J. Smith Realty;
THENCE along said last mentioned land, South 81 degrees 34 minutes 50 seconds East=
142.41 feet to the westerly side of Bayview Road;
THENCE along said westerly side of Bayview Road, South 0 degrees 58 minutes 10
seconds West, 128.46 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the grantor herein by deed
dated 10/7/67 and recorded in the Suffolk County Clerk's Office in Liber 6236 at
page 385.
The purpose of this conveyance is to avoid a merger of title under the Southold
Town zoning ordinance.

TOGETHER with all right, tide and interest, if any, of the parry of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the parry of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.
IAND the party of the first parr covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the parry of the first
\ part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "parry" shall be construed as if it read "parties' whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the parry of the first part has duly executed this deed the day and year first above
