by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being kDdkx at Peconic, in the Town of Southold, County of Suffolk
and State of New York, being more particularly bounded and described
as follows:
BEGINNING at a point at the southwesterly corner thereof, and
which point is at the southeasterly corner of lands heretofore conveyed
by Nelson Axien to Robert and Elsie McIlroy and which point is on the
northerly line of a 33 foot wide private roadway, North 82 degrees
49 minutes East 100 feet from the intersection of said line with the
easterly line of lands now or formerly of Floyd Vail; from said point
of beginning running thence in a general northerly direction along
lands of said Robert and Elsie McIlroy north 31 degrees, 20 minutes
West a distance of 291 feet more or less to the mean high water line
of the Long Island Sound; running thence in a general easterly direction
along the mean high water line of the Long Island Sound a distance of
80 feet', more or less, to lands heretofore conveyed by Nelson Axien
to John Ranahan.; running thence in a general southerly direction along
lands of said John Ranahan, South 31 degrees 20 minutes East a
distance of 295 feet, more or less, to the Northerly line of said
private right of way; running thence in a general westerly direction
along the northerly line of said private right of way, South 82
degrees 49. minutes West a distance of 80 feet to the point -or place
of BEGINNING.
TOGETHER with a right of way to the North Road, 33 feet in width
running along the southerly line of the premises herein described and
the northerly line of said right of way running the following courses
and distances: (1) North 82 degrees 49 minutes East 352,30 feet, ( 2)
North 67 degree's 50 minutes 30 seconds East' 263 .62 feet (3) North 81
degrees 22 minutes East 355.37 feet, and running thence easterly to
Mill Lane.
