WITNESSETH, that the party of the first part, in consideration of One dollar, and other good
and valuable consideration, lawful money of the United States, paid by the party of the second part does
hereby grant and release unto the party of the second part, their heirs, and assigns forever, all right, title
and interest in and to the premises known as:
All that plot parcel and piece of land, with improvements thereon situated, lying and being at
Mattituck, in the Town of Southold, County of Suffolk, and State of New York, known and designated on
the Tax Map of the Town of Southold, as District 1000 Section 099.00 Block 0300 Lot 01 1.01 1 and
known by street address of 1560 Bailie Beach Road, (formerly 5 Bailie Beach Road) Mattituck,New
York, 11952, which premises is more particularly described as follows:
BEGINNING a point on the easterly side of Bailie Beach Road at the southwesterly corner of the
premises about to be described, said point of beginning being distant 68.84 feet northerly as measured
along the easterly side of Bailie Beach Road from its intersection with the northerly side of Bailie Beach
Road; RUNNING THENCE from said point or place of beginning along the easterly side of said Bailie
Beach Road,North 7 degrees 16 minutes 30 seconds West 65 feet. THENCE North 82 degrees 43
minutes 30 seconds East 105.27 feet to the"Park and Recreation Area"; THENCE along said last
mentioned land, South 7 degrees 16 minutes 30 seconds East 55 feet; THENCE South 54 degrees 01
minutes 40 seconds West 20.82 feet; THENCE South 82 degrees 43 minutes 30 seconds West 87 feet to
the easterly side of Bailie Beach Road to the point or place of BEGINNING.
Said premises being the same premises conveyed to grantor and grantee by deed of Nicholas R.
Mortensen and Susan E. Mortensen dated August 27, 1990 and recorded in liber 1 l 146 cp 037 on
October 3, 1990. Said Nicholas R. Mortensen having died on November 14, 2000 and said Susan E.
Mortensen having died on February 16, 2016. Said premises also being the same premises set forth in
deed in Liber 8644 cp 364.
TOGETHER with the appurtenances and all the estate and rights of the parry of the first part in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the
heirs or successors and assigns of the parry of the second part forever.

AND the party of the first part, covenants f6t the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the parry of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
