WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,

numbers 182 and 183 and part of 184 on a certain map entitled "Amended Map A, Peconic Bay
Estates, situate at Arshamomeque, Town of Southold, N.Y., survey completed May 12, 1933,
Otto W. Van Tuyl, P.E. & L.S." and filed in the Office of the Clerk of the County of Suffolk on
May 19, 1933, as Map No. 1124, said premises being described as follows:
BEGINNING at a point on the southwesterly line of Main Road which point is distant 200.00
feet northeasterly from the corner formed by the intersection of the southeasterly side of Main
Road and the northeasterly side of Kerwin Boulevard;
RUNNING THENCE in a northeasterly direction along the southeasterly line of Main Road,
North 30 degrees 24 minutes 20 seconds east, a distance of 140.00 feet;
RUNNING THENCE in a southeasterly direction, South 59 degrees 35 minutes 40 seconds East,
a distance of 125.00 feet;
RUNNING THENCE in a southwesterly direction, South 30 degrees 24 minutes 20 seconds
West, a distance of 140.00 feet to a point marked by a monument and land of Mann;
RUNNING THENCE in a northwesterly direction along said land of Mann, North 59 degrees 35
minutes 40 seconds West a distance of 125.00 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated March 24, 1997, and recorded April 9, 1997, in the Office of the Suffolk County
Cleric in Liber 11824, Page 580.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
