TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the centerlines thereof;TOGETHER with the appurtenances and all the
estate and rights of the partyof the first partin and to said premises;TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part,the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby

ALL that certain plot, piece or parcel of land, situate, lying and being at Fishers Island, Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
PARCEL I:
BEGINNING at a stone monument on the Southwesterly side of Crescent Avenue, said monument being 5694.08 feet
North of a point which is 1018.20 feet West of another monument marking the U.S. Coast and Geodetic Survey
Triangulation Station "PROS", and;
RUNNING THENCE along the Southerly line or side of Crescent Avenue, South 66 degrees 09 minutes 30 seconds East,
327.15 feet to a monument set at the point of angle where Crescent Avenue turns, at nearly right angle,to the South;
THENCE Southerly along the Westerly line or side of Crescent Avenue, South 15 degrees 14 minutes 20 seconds West,
231.78 feet to another stone monument set at the intersection with the Northeasterly line of Avenue "B";
THENCE along said Avenue "B" line, North 78 degrees 03 minutes and 10 seconds West 283.60 feet to another stone
monument;
THENCE North 7 degrees 30 minutes 30 seconds East,299.72 feet to the point or place of BEGINNING.
