;4 WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

BEGINNINI at a concrete monument set at the southwesterly corner of the
premises herein described, at a point formed by the intersection of the northerly
line of the land of Bruce with the easterly line of Paradise Point Road; running
thence along the easterly line of Paradise Point Road, North 19 degrees 30 min-
utes 50 seconds East, a distance of 50,32 feet to a concrete monument set on the
southerly line of the land of Kaytis; thence along the southerly and easterly
lines of said land of Kaytis the following two (2) courses and distances: (1)
South 76 degrees 54 minutes 20 seconds East, 391,69 feet to a concrete monument;
(2) North 49 degrees 39 minutes 40 seconds East, 135,76 feet to a concrete monu-
ment set on the westerly line of the land of James F.' Neefus, Jr, ; thence along
the westerly line of said land of James F. Neefus, Jr,!, .South 37 degrees 2.4 min-
utes 50 seconds West, a distance of 173.93 feet to a Concrete monument set on
the westerly line of the land of Little; thence along the westerly line .of said
land of Little, South 33 degrees 18 minutes 50 seconds West, a distance of 23.45
feet to a concrete monument set on the northerly line of the land of Bruce; '
thence along the northerly line of said land of Bruce, North 76 degrees 54 min-
utes 20 seconds West, a distance of 407,40 feet to a concrete monument and the
point or place of beginning,
BEING AND INTENDED to be a portion of the premises conveyed by Leo koon
and Anna M. Roon, his wife , to the party of the first part, by deed dated
November 1 , 1963 and recorded in the Office of the Clerk of the County of
Suffolk in Liber 5445 of Deeds ,at page 17.
TOGETIIER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGLTIIER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein graphed unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not clone or suffered anything
Whereby the said -premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The ivord "p arta" shall he construed as if it read "parties' whenever the sense of this indenture so requires.
