New York, known and designated as and by Lot No. 46 on a certain
map entitled "Map of Leeward Acres", which map was filed in the
Office of the Clerk of the County of Suffolk on June 4, 1971, as
and by Map No. 5599, bounded and described as follows :

BEGINNING at a point on the southeasterly side of Topsail Lane,
at the northeasterly end of the curve which connects the said
southeasterly side of Topsail Lane with the northeasterly side of
Leeward Drive;
RUNNING THENCE North 37 degrees 30 minutes 30 seconds East along
the southeasterly side of Topsail Lane, 121 feet to the division
line between Lots 46 and 45 as shown on said map;
THENCE South 52 degrees 29 minutes 30 seconds East along said
last mentioned line, 261.60 feet;
THENCE South 24 degrees 35 minutes 15 seconds West, 121. 57 feet;
THENCE North 59 degrees 02 minutes 20 seconds West, 157.43 feet;
THENCE South 27 degrees 04 minutes 30 seconds West, 50 feet to the
northeasterly side of Leeward Drive;
THENCE North 36 degrees 50 minutes 35 seconds West along the north-
easterly side of Leeward Drive, 121.87 feet to the southeasterly
end of the curve first above mentioned;
b'r THENCE in a general northwesterly direction along the arc of said
curve, having a radius of 32. 97 feet a distance of 42. 78 feet to
the point or placeof BEGINNING.
TOGETHER with an undivided one fifty-third (1/53rd) interest in
land shown and designated as "park, Recreation and Drainage Area"
on the map of Leeward Acres at Bayview, filed in the Office of
the Clerk of the County of Suffolk on June 4, 1971, as Map No. 5599.
SUBJECT to Declaration of Covenants and Restrictions dated June 8,
1971, recorded in the Office of the Clerk of the County of Suffolk
on June, 10, 1971, in Liber 6945, page 146.
