near Southold, in the Town of Southold, County of Suffolk and State of
New York, bounded and described as follows :
BEGINNING at the corner formed by the intersection of the Northerly side
of Ed' s Road with the Westerlyside of Summit Drive;
RUNNING THENCE North 60 degrees 02 minutes 40 seconds West along said
Northerly side of Ed' s Road, a distance of 80.00 feet;
THENCE North 28 degrees 41 minutes 30 seconds East, a distance of
150.00 feet;
THENCE South 60 degrees 02 minutes 40 seconds East, a distance of
80.00 feet;
THENCE South 28 degrees 41 minutes 30 seconds West along said Westerly

The party of the first part reserves the right to dedicate the aforesaid
roads known as "Summit Drive", "Ed's Road• and "Victoria Drive" to the
Town of Southold as public highways, and the right to the use of said
rights of way is subject and suboridinate to such right of dedication;
and the party of the second part, by the acceptance of the deed
hereunder, consents to such dedication and releases the Town of Southold
from any liability for damages by reason thereof.
Together with the right to the use, in common with other of a
Strip of land 50 feet in width as an easement to Corey Creek, Said strip
of land being bounded on the Easterly by land of Edson and on the
Westerly by land of Toedter and Dickinson.
