WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

lying and being in the Town of Southold, County of Suffolk, State of New York, known
and designated on a certain map entitled, "Map of Beixedon Estates, Town of
V Southold, Suffolk County, N.Y. , Property of Grace R. Nickles, formerly Grace
{ C Rogers Deheixedon" made by Otto W. Van T'uyl, Licensed Surveyor," and filed in
i the Suffolk County Clerk's Office on March 16, 1946, as Map No. 1472, as and by
Lot No. 16 in Block No. 2.
\, BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by deed from Jennie Lewis, as surviving tenant by the entirety, dated Novembp
\\\\\ 1, 1983, and recorded in the Suffolk County Clerk's Office on November 4, 1983,
in Liber 9454 page 533.

TOGETHER with a non-exclusive right to dredge (for the sole purpose of
facilitating access by boat to and from Southold Bay) in Petty's Pond on the
I westerly side of the line running South 22 degrees 21 minutes 00 seconds East
\• and South 43 degrees 05 minutes 30 seconds East. (as indicated on said Map) , to
within 5 feet of the easterly boundary of all lots southerly of Lot 15 in
Block 2 on said map, Grace R. Nickles reserves to herself, her heirs and assigns,
all the right, title and interest to the lands under water of Petty's Pond.
