WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
O paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingjE& at Southold, in the Town of Southold, County of Snf4Ik
w and State of New York. bounded and described as follows$
On the north by the Main Highway a distance of One Hundred (100)
feet;, on the east by land owned or occupied by the Standard Oil
Company, and the several lands of Harry Brown, Margaret W. .Harpet
and Aimee E. DeLougg, a distance of Two Hundred (200) feet; on the `
sputh by land. of Aimee EDeLong and land of Charles Turner and
Marguerite Turner, his wife, a distance of One Hundred (100) feet;
and on the west by land of David Rothman, a distance of TWO Hundred
(200) feet. TOGETHER with all the right, title and interest of tbe '`
party of the first part of, in and to the street or road in front of
said premises, if any, to the center line thereof, BEING, with tka `:
exception of two parcels situate next southerly to the above des ,
cribed premises, one of which was conveyed by M. Isabella Van Daifen ;
to James E. Reney and Theresa Reney, his wifes by deed dated Mar 14*,
1928 and recorded in Suffolk County Clerk's Office in Liber 1346 ♦f
Deeds, at Page 224 on May 16, 1928, and the other of which was .
conveyed by M. Isatella Van Dusan to Charles 'Turner and Marguarit•
Turner, his wife, by deed dated May 140 1928 and recorded in said
Clerk's Office on August 23, 1944 in Liber 2383 of Deeds, at Page
383, the same premises heretofore conveyyed by Sarah E. Sweet and
Amos L. Sweet, her husband, to said M. Isabella Van Dusan by deed
dated September 28, 1878 and recorded in said Clerk's Offilee on
October 3, 1878 in Liber 236 of Deeds, at Page 460.
INTENDED TO BE the same premises as conveyed to the seller herein
by deed dated November 1, 1945 and recorded thereafter in the Office
of the Clerk of Suffolk County on November 7, 1945 in Liber 2502 of
Deeds at Page 232.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such'cousid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and win apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose:._ . ..
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so 'requires.
