WITNESSETH,that the party of the first part, in consideration of ten dollars and other valuable consideration,
paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs i

BEGINNING at a point on the easterly line of a privateroad "t
known as "Colonial Road", 187 .13 feet southerly along said easterly
line from the northerly line of a private road known as "Liberty
Lane" , from said point of beginning;
RUNNING along land now or formerly of Nidds, South 610 18'
30" East, a distance of 100.0 feet to land of Stelzer;
THENCE along said land of Stelzer, South 280 41 ' 30" West,
a distance of 150.00 feet to land now or formerly of Nidds;
THENCE along said land now or formerly of Nidds North 610
18' 30" West, a distance of 100.0 feet to said easterly line of
"Colonial Road";
THENCE along said easterly line, North 280 41 ' 30" East,
a distance of 150.0 feet to the point or place of BEGINNING.
TOGETHER with an easement of ingress and egress over the private
roads known as Colonial Road, Liberty Lane and Victoria Drive and '
Ed' s Road, to and from the certified premises, to and from both
Main Bayview Road and North Bayview Road. Said private roads for
identification purposes are those set out on a trap of "approximate "
subdivision of Reydon Heights at Bayview, Southold, Long Island,
New York", prepared by Otto W. Van Tuyl, June 14,1949, and last
revised March 25, 1956 and the certified premises is shown on said
map as Lot 67.
TOGETHER with the right 1D the use in common with others of a strip of land
50 feet in width as an easement for ingress and egress to Corey Creek, said,
strip of land bounded on the east by land of Edson and on the West by land of
Toedter and Dickinson.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO.
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
The granotrs herein are the same persons as the grantees in deed dated
/18/73 recorded 3/2/73 by Liber 7353 ep 24.
AN the party of the first part covenants that the party of Ae first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid.
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
