THIS INDENTURE., made the 18th day of March nineteen hundred and seventy-six

WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable conside-ation
t paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

? bounded and described as follows:
BEGINNING at a point on the southerly side of North Bay View Road
distant 564.45 feet easterly as measured along the southerly side
of North Bay View Road from the intersection of the easterly side
of Cedar Lane and the southerly side of North Bay View Road and
from said point or place of beginning and running thence southerly
74 degrees 54 minutes 30 seconds East 156 .22 feet to a point in
lands now known as "Highwood at Bayview" ; and
RUNNING THENCE South 22° 06' 00" West 261. 16 feet to a point and
THENCE North 660 26' 20" West 161. 15 feet to a point and
THENCE North 230 33' 40" East 238 .07 feet to the southerly side
of North Bay View Road at the point or place of BEGINNING.
SUBJECT TO a Right of Way along the westerly 25 feet of premises
for ingress and egress to and from North Bay View Road,
BEING AND INTENDED TO BE the same premises as conveyed to the grantors
herein by deed dated May 17, 1972 from Jordan M. Iserman and recorded
in Suffolk County Clerk' s Office in Liber 7169, page 194 on June 1,
1972.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the hien Iaw, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cyst of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
