Numbered 19-20 as laid down on a certain map entitled "Map of West �. Creek Development, filed in the office of the Clerk of the County C of Suffolk on the 6th day of July, 1937 , as map ;' 1236. Beginning at a contrete monument set on the northeasterly line of Main Bayview Road at the southeasterly corner of land formerly of ! Harvey E. Gordon and the southwesterly corner of Lot 20 as shown on 1 a map entitled "Map of West Creek Development" , filed in the Suffolk County Clerk' s office as Map No. 1236; and running along said land now or formerly of Gordon, North 43 degrees 09 minutes 00 seconds .w, East 133 .45 feet to a concrete monument and land of Dan Bridge , thence along said land of Dan Bridge , being also along Lot 21 , as shown on said map, South 48 degrees 15 minutes 50 seconds East 124.57 feet to a concrete monument set on the northwesterly line of a 25 foot private road known as "Bayberry Road" , as shown on said map; thence along said northwesterly line of "Bayberry Road", South 41 degrees 44 minutes 10 seconds West 127.29 feet to a concrete monument set on said northeasterly line of Main Bayview Road; thence along said northeasterly line of Main Bayview Road, North 51 degrees 00 minutes West 128 .0 feet to the point of beginning. TOGETHER with all the right, title and interest , if any, of the party of the first part, of, in and to Bayberry Road and Sun Lane and the fifteen (15) foot wide extension of Bayberry Road leading to West Creek, subject to rights of way of other lot owners on said Map. TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part,in compliance with Section 13 of the Lien Law,hereby covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
