offices located at 1159 Xvs>: Mpin Streets overhead, New York 11901

DWIGHT R. BEASLEY and CAROL A. BEASLEY, his wife, both residing at
W P.O. Box 141, Main Road, Orient, New York 11957
party of the second part,
„r WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the huildings and improvements thereon erected, situate.
lying and being in the Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point on the Northerly side of North Bayview Road distant 510
feet Easterly from the corner formed by the intersection of the Northerly side
of North Bayview Road with the Easterly side of Cedar Avenue;
RUNNING THENCE North 15 degrees 33 minutes 10 seconds East, along land now or
formerly of Graseck, 261.50 feet to a monument and land now or formerly of
Zamphiroff;
THENCE North 19 degrees 19 minutes 30 seconds East, along the last mentioned
land, 12.53 feet to a point;
THENCE South 72 degrees 19 minutes 30 seconds East, 137.33 feet to land now
or formerly of Auletto;
THENCE South 17 degrees 40 minutes 30 seconds West, along the last mentioned
land and along land now or formerly of Inchanpah, 268.05 to a monument on the
Northerly side of North Bayview Road;
THENCE North 74 degrees 55 minutes West, along the Northerly side of North
Bayview Road, 128. 13 feet to the point or place of BEGINNING.
Subject to the Right of Way in favor of the owner of the premises adjacent
on the north over the westerly 15 feet of the herein above described premises
as shown on the survey trade by R. Van Tuyl dated 1/29/75 and amended 3/13/75.
THIS CONVEYANCE is made with the unanimous written consent of the
stockholders of Riverside Homes , Inc , and does not constitute
sale of all or substantially all of the assets of said corporation.
SUBJECT to a first mortgage held by Guardian Federal Savings and
Loan Association in the amount of $29, 000. 00.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
'the first part will receive the consideration for this conveyance and will hold the right to rec ve su 4 cgnsid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improv em and 11
the same first to the payment of the cost of the improvement before using any part of [het AX the same for
any other purpose. f
