WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, kncawr
and designated as Lot No. 3, as shown on a certain map entitled, "Map of Harbor Licht:,
Estates, Section One, Bayview Town of Southold, Suffolk County, New York" made by
Otto W. Van Tuyl & Son, licensed land Surveyors, Greenport, New York and filed in the
Office of the Clerk of the County of Suffolk on June 8, 1955 as Map No. 4362.
Together with the following parcel: -
BEGINNING at a point on the easterly line of Lot 2, "Map of Harbor Lights Estates
Section 1" filed in the Suffolk County Clerk's Office as Map #4362, 75.0 feet north-
erly along said easterly line from the southeasterly corner of said lot 2, frau said
point of beginning running along said lot 2, two courses: 1. North 250 54' 50" East.
25.0 feet; thence (2) South 640 05' 10" East 22.56 feet; thence along . a dredged
canal South 160 01' 00" West 25.38 feet; thence along Mooring plot.
16A, North 640 05' 10" West 26.92 feet to the point of BEGINNING.
TOGETHER with and easement by foot only over the most northerly five feet of lot:>
#16 and #15, as shown and laid out on the above mentioned map and continuing north-
erly along a strip of land 5 feet wide contiguous to the easterly boundary line of
Lot #2, as shown and laid out on the above mentioned map a distance of 76 feet or
more, to the southerly line of the descriptive parcel.
TOGETHER with all lands under water contiguous to the premises above describe&
owned by the parties of the first part.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
4.1 roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will 'hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
