NOTICE IS HEREBY GIVEN, in accordance with the provisions of Section 103 of the
General Municipal Law, that sealed bids will be received by the Town Clerk of the Town of
Southold, Suffolk County,New York, at the Southold Town Clerk's Office, Town Hall, 53095
Main Road, Southold, New York 11971, until 2:00 P.M. on the 14th day of July, 2016, at which
time they will be publicly opened and read aloud, to provide leased building space to house the
Town of Southold Justice Court.
Specifications may be obtained at the Office of the Southold Town Clerk during normal business
hours.

1070 Boisseau Avenue LLC (1070 Boisseau) is pleased to submit our bid to provide leased
building space to house the Town of Southold Justice Court. We are confident that we fully
satisfy the requirements expressed in the specifications of the bid through our collective
experiences and resources of providing similar services to other federal, state and municipal
government agencies.
General building requirements as specified in Appendix A
We propose to erect a new building which will conform to all building specifications
contained in Appendix A, the Uniform Building Code, and meet any and all requirements of
the unified Court System Office of Court Administration for court facilities.
Specifications
Location
The proposed location of the courthouse is 1070 Boisseau Avenue, Southold,NY 11971.
Existing or Build to Suit
We will build a new structure to suit and comply with the Town's requirements as specified
in Appendix A. Please review the attached chart which compares the new town court
complex building program square footage requirements to our proposed square footage
(attachment#1). Additionally,please find the site plan, floor plan, and elevation drawings
of the proposed new structure (attachment#2).
Below is a list of materials and fixtures we will use in the construction of the new building:
Foundation --- 4000 PSI concrete
Exterior walls --- Vinyl siding with gypsum sheathing, insulation, metal studs
Roofing --- Asphalt shingles
Interior walls --- Metal studs, insulation,painted sheetrock
Doors --- Hollow metal doors and frames
Windows --- Vinyl windows
Floors --- Vinyl composition tile and base
Ceilings --- Acoustical ceiling tiles
Courtroom Furniture --- Wood

Plumbing --- Standard plumbing fixtures
HVAC --- Forced air central system for heating and cooling
Lighting --- 4 ft. fluorescent light fixtures
The proposed new one-story building will match the existing Country Colonial character of
the community and the Town of Southold. Please refer to the attached drawings (attachment
#2) which show a one-story building with vinyl siding and asphalt shingles.
Zoning
The current zoning for the proposed location is R-80. A change of zone application and use
variance would be necessary.
Timeline
Below is a detailed timeline for the project:
• Town of Southold bid review and acceptance 6 months
• Drawing preparation and variance application 3 months
• Approvals 9 months
• Site grading, excavation,utilities and foundation 4 months
• Exterior walls, roofing, windows 2 months
• Site work&landscaping (concurrent with below activities) 3 months
• Interior wall framing, electrical, HVAC,plumbing rough-ins 2 months
• Interior finishes 3 months
• Electrical, HVAC, plumbing fixtures and punch list 2 months
Total project duration from bid submission 34 months
Lease Terms
The lease agreement will be a triple-net lease; requiring the Town of Southold to pay for
the net real estate taxes, net building insurance, and net maintenance.
The total proposed building square footage will be 12,593 SF.
Price per square foot will be$26.00 plus 2% increase per year.
Length of lease will be 20 years.
After the lease expiration,the Town will have the option to renew the lease or buy the
property at the fair market value at that time.
Experience
Recent experience with projects of similar type
The members of 1070 Boisseau include Eleftherios Kougentakis and George Manouselakis,
both of whom are officers of Lanmark Group, Inc. (Lanmark),the general contractor that
will build the facility.
Lam-nark was founded in 2005 and has since become known as a highly-qualified general
contractor that takes pride in its superior safety and quality control procedures.

Mr. Eleftherios Kougentakis, President and owner of Lanmark,has over 30 years of
experience in the construction industry and has managed projects with an aggregate value in
excess of$300 million. Over the years, Mr. Kougentakis has developed expertise and
acquired experience in dealing with unique and complex projects involving the restoration
and preservation of historical fagades,renovation of school, courthouse and hospital
interiors/exteriors, installation of elevators and escalators, as well as numerous projects
involving virtually every aspect of construction from foundations to roofing.
Mr. George Manouselakis, Corporate Secretary of Lanmark, has over 15 years of experience
in the construction industry which enables him to assess the unique needs of each client. He
works directly with Lanmark's estimating department to facilitate the bid process and
contract negotiations and stays involved through the project's completion. His past
experience as a project manager and project superintendent provides him with an expert
understanding of the entire construction process and allows him to properly assess the
financial, strategic and logistical feasibility of each project. Mr. Manouselakis is adept at
working with clients to ensure that everything is done pursuant to the contract and their
goals.
As a general contractor, Lanmark has worked on many complex projects that required
managing many different disciplines. It employs highly qualified team of project managers,
superintendents, and safety managers who all have extensive experience managing complex
projects involving multiple facets of building construction. Lanmark also performs portions
of work with its own forces.
All projects listed below involved new construction or extensive renovations consisting of
masonry, structural, mechanical, electrical and finish work, and were performed for local
and state agencies.
• New Kensington Branch Library,Brooklyn,NY, a project completed by Lanmark in
2012 included the new construction of a 17,500 SF public library with a structural steel
structure and exterior masonry, skylights,terracotta cladding, curtain walls, elevator, lift,
two floors of office and book space, a full cellar with a meeting room, and MEP rooms.
This project was LEED certified.
• Bronx Civil Supreme Courthouse,Bronx,NY, a project comprising of interior
renovation, stair remediation and asbestos abatement,was completed in 2013. This
project also included the construction of six new courtrooms with custom millwork on
the first and fifth floors.
• Public School 204,Brooklyn,NY,completed in 2016,work included the complete
replacement of the exterior masonry,parapets,roof, flood elimination and paved areas.

size and scope to this project (attachment#3).
All projects listed above were performed for government agencies: the New York City
Department of Design and Construction,the Dormitory Authority of the State of New York,
and New York City School Construction Authority. They followed strict protocols involving

cost, quality control, and safety. All projects required extensive coordination between
involved trades and had to follow strict schedules as well as meet time and budget
requirements imposed by the agencies.

PROJECT AND CLIENT LISTING
Since its inception in 1984 the office of Martin F. Sendlewski, Architects-
Planners has provided a wide range of services for a broad spectrum of clients. The
scope of the projects has varied considerably including new facilities, additions and
alterations. The following listing and description of various projects is representative of
the varied scope and complexity of projects designed by this office.
Riverhead Fire District—New Main Firehouse Facility
Project includes for a new 43,000 sq. ft. main firehouse facility for the Riverhead Fire
District. Facility includes five tandem drive thru apparatus bays with support facilities
ready room, district managers office and ancillary offices. Radio room and department
offices are in a mezzanine level. Second floor includes recreational room, meeting room
for 275 people, full commercial kitchen, District offices and Secretary/Treasurers office.
Project cost$14,750,000.00.
Brentwood Fire District—Addition and Alteration
Project includes a 20,000 Sq. ft. addition to the existing Brentwood Fire District main
firehouse facility. The project included demolition of approximately half of the existing
original facility and complete reconstruction of a three story,addition as required for the
current needs of the District. The project included five tandem,apparatus bays at the first
floor, department offices and training rooms at the second floor and fire district offices at
the third floor level. The project also included extensive additions and alterations to
portions of the existing building that remained as well as full handicapped accessibility.
Project cost$7,500,000.00.
West Sayville-OakdaleFire District—Addition
This project includes a 14,000 sq. ft. addition to the existing West Sayville-Oakdale Fire
District main firehouse facility. The addition includes four tandem drive thru bays and
ancillary facilities at the first floor and district and department offices and training rooms
at the second level. The project also included extensive alterations to the existing facility
including handicapped accessibility and code compliance. Project cost $4,750,000.00.
Bellport Fire District—Addition
This project includes a 9,000 sq. ft. addition to the existing Bellport Fire District main
firehouse facility as required for code compliance, handicapped accessibility and
expanded apparatus areas on the first floor and department offices and training rooms on
the second floor. Total cost $2,500,000.00.
Hampton Inn, Commack.NY-Additon and Alterations
This project includes a first floor gym and pool addition to the existing facility as well as
modernization of the first floor lobby and common areas. The project scope also includes
the complete renovation of all guest rooms and upgrading of the building exterior as
required to meet the current design guidelines for Hampton Inn facilities. This project is
currently completing the construction documents phase and is currently being bid for
construction.
Maximum Motor Snorts Facility,Rte 58,Riverhead,NY
This project includes the construction of a new state of the art motorcycle showroom
including name brands such as Yamaha, Kawasaki, Suzuki, and Iron Horse motorcycles.
The contemporary facility includes an 11,000 sq. ft. main floor with an additional 3,sq. ft.
of mezzanine display area in a contemporary two level showroom. Project cost
$1,500,000.
North Lindenhurst Fire District—Main Firehouse Addition
Project included a 10,000 sq. ft. addition to the existing North Lindenhurst Fire District
main firehouse facility. The addition included four new apparatus bays and support areas
on first floor with additional Commissioners office,meeting rooms and public toilet
facilities with handicap accessibility at the second level. Project also included addition of
new elevator for full handicap accessibility and all related site improvements. Project
cost$2,750,000.00.
Riverhead Senior Center—Addition and Alteration
This project included an addition of approximately 11,000 sq. ft.to an existing 4,OOOsq.
ft. facility purchased by the Town of Riverhead. The project program includes the
Riverhead Senior Center including administrative offices, main dining hall and meeting
room for 250 people and complete commercial kitchen. Also included was the Town of
Riverhead Adult Day Care Program including administrative office, main program room,
kitchen and related toilet facilities. The existing facility which was previously utilized as
a Jehovah Witness Kingdom Hall was renovated into a new public lobby and main
meeting room. Project cost $2,750,000.00
Bluepoint Fire District—Main Firehouse Addition
This project includes a 7,500 sq. ft. addition to the existing Bluepoint Fire District main
firehouse facility. Addition included handicap accessible elevator and toilet facilities at
all levels, two tandem apparatus bays at the first floor and new second floor District
offices. Project also included renovations to existing facility including complete fire
alarm and sprinkler system. Project cost$2,500,000.00.
Holiday Inn Express Hotel at Riverhead—New 96 Room Hotel
Our services included site lay out and building design for a new 96-room hotel with
related conference and support facilities to be located at County Rd. 58, Riverhead NY.
Little Flower Union Free School District—Roof and Window Replacement
Complete window and roof replacement at the existing Little Flower Union Free School
District facility. Project included removal and replacement of all exterior doors and
windows and analysis and specifications for new roofing and flashings throughout.
Project cost$225,000.00.
Terryville Fire District—Main Firehouse Addition
Project included 15,000 sq. ft. addition to the Terryville Fire District main firehouse
facility including new lobby and handicap elevator addition, District offices, company
and Chiefs offices, apparatus room addition, full commercial kitchen and expansion of
existing main meeting room. Project also included upgrade of existing facility including
additional sprinkler and fire alarm. Project cost $3,200,000.
Terryville Fire District—New Substation Facility
8,000 sq. ft. new sub station facility for the Terryville Fire District located on Canal Rd,
Terryville NY. Facility included three tandem drive thru apparatus bays with associated
support facilities including storage, gear wash and decontamination areas as well as ready
room, meeting room and toilet facilities. Project cost $2,300,000.00.
Medford Fire District—New Main Firehouse Facility
This project included the design and construction of the new 34,000 sq. ft. main firehouse
facility for the Medford Fire District located on Peconic Ave. Medford. Facility included
five tandem apparatus bays and adjacent two story high maintenance with ready room,
recreation room and Chiefs offices at first floor. Second floor includes new 250 seat
main meeting room which is sub dividable into two separate areas, full commercial
kitchen, new radio room and control center, District offices and company offices.
Basement of the facility is designed to accommodate future gym and locker areas. This
project received the 2001 American Institute of Architects ARCHI Concrete Masonry
Design Award. Project cost$5,800,000.00.
North Patchogue Fire District—Main Firehouse Facility
This project included the design and construction of a new 26,000 sq. ft. main firehouse
facility for the North Patchogue Fire District. Facility includes five tandem apparatus
bays with associated support areas, full control and radio room, Chiefs offices and
company offices and ready room on first floor. Second floor includes new
Commissioners offices and District offices, main meeting room for 250 people, full
commercial kitchen and recreation room. Basement includes new training room, gym
area and related locker,toilets and shower areas. This project received the 2000
American Institute of Architects Archi Masonry Design Award for Design Excellence.
Project cost$6,000,000.00.
Port Jefferson Fire District—Additions and Alterations
This project included a new handicap elevator addition, toilet room alterations and new
vehicle exhaust at the existing Port Jefferson Fire District main firehouse facility.
Overall project cost $120,000.00.
Flanders Fire District—Main House Addition
This project included a new addition of four tandem apparatus bays with related radio and
communications room. Existing facility apparatus areas were renovated for new meeting
room use. Exterior of building was renovated including new masonry and EIFS fagade to
match new addition. Project cost$1,250,000.00
Long Island National Golf Course Clubhouse
This project included a new 7,000 sq. ft. clubhouse for the LI National Golf Club facility
located at Northville Turnpike, Riverhead NY. Facility includes main restaurant area for
150 seats with bar and full commercial kitchen, toilet and locker facilities, pro shop and
outdoor terraces. Basement of this facility has a ramp access for storage of golf carts and
related support facilities. Project cost $1,750,000.00.
Jamesnort Fire District—Main Firehouse Addition
This project included a two story addition which included two tandem apparatus bays at
the first floor with new Commissioners and training facilities located at the second floor.
Project also included a new elevator addition and lobby improvements for handicap
accessibility. Project cost $500,000.00.
Holtsville Fire District—New Firehouse Facility
This project included a new 12,000 sq. ft. annex facility for the Holtsville Fire District.
Facility includes three tandem apparatus bays with adjacent maintenance bay,
commercial kitchen,toilets and lobby at first floor. Second floor includes new District
offices and main meeting room with related toilet facilities. Basement in this facility was
designed to accommodate new gymnasium with related shower and locker facilities.
Project cost$1,700,000.00.
Eastern Harley Davidson Showroom
Project includes a new 10,000 sq. ft. motorcycle showroom and repair facility located on
County Road 58, Riverhead NY. Project cost$1,200,000.00.
Peconic Bay Motors'
This project includes the construction of two separate car dealership showroom and
maintenance facilities including a 10,000 sq. ft. Volkswagen signature facility as well as
a combined 10,000 sq. ft.Porsche/Subaru facility located on County Road 58 in
Riverhead. Project is currently nearing completion of construction. Project cost
$4,000,000.00.
Coram Fire District- Headquarters Facility
New 40,000 sq. ft. main firehouse facility for the Coram Fire District. Facility includes
six drive thru apparatus bays with Chiefs offices,ready room and support facilities on
main level. Second floor level includes main meeting room, recreation room, full
commercial kitchen, company offices and District offices. Lower level includes a
complete gym with locker and shower facilities. Project included complete site
development on existing 5 acre site. Project cost$7,800,000.00.
Riverhead Fire District—Main House Alterations
This project included complete window replacement and roof replacement and heating
system replacement at the existing Riverhead Fire District main firehouse facility.
Project cost$200,000.00.
Port Jefferson Fire District—New Sub Station Facility
New 3,500 sq. ft. annex facility with four apparatus bays, storage and utility areas and
Chiefs offices located at the main Port Jefferson Firehouse site, Port Jefferson NY.
Project cost$450,000.00.
Riverhead Fire District—New Substation Facility
This project included a design of a new substation facility with four apparatus bays, ready
room, utility and storage rooms located in Calverton,NY. Project cost$500,000.00.
Sayville Fire District-Site Improvements
This project includes renovations to the existing Sayville Fire District Main Firehouse
and Sub-Station facilities including curb and drainage replacements, apron replacements
and paving replacements. Proposed cost$150,000.00
Town of Riverhead Recreation Facility
This project includes the renovation of the existing entrance security building_ at the
Calverton Grumman site from its previous use into a new community center facility to be
utilized by Civic groups and recreational programs. Services have included analysis of
Owners program, evaluation of existing facility,planning and redesign of the facility for
new use. Proposed cost $300,000.00.
New Castle Winery
This project includes a proposed 10,000 sq. ft. winery facility with catering and
conference areas located on the North Fork of Long Island. Project is currently in
planning phase. Projected cost$2,500,000.00.
Centereach Fire District—Site Work Improvements
This project includes complete removal and replacement of all curbing, sidewalks and
concrete aprons as well as upgrade of all existing on site drainage and repaving for the
existing Centereach Fire District main firehouse facility. Project cost$300,000.00
Deer Park Fire District—Alterations
Project includes complete interior demolition and modernization of existing firehouse
facility ready room and recreation room areas and Commissioners offices. Project cost
$225,000.00
Smithtown Fire District—Radio Room Addition
This project includes an addition and complete modernization of the Smithtown Fire
District main communications and radio room facility. Project cost$300,000.00
Franklin Square Fire District—Radio Room Modernization
This project includes the complete interior demolition and renovation of the existing
communications and radio room for the Franklin Square Fire District including
coordination between trades. Project cost$150,000.00.
Ronkonkoma Fire District—Radio Room Addition
This project includes an addition and complete renovation to the existing Ronkonkoma
Fire District communications and radio room facility. Services included coordination for
temporary communications center to facilitate complete demolition of existing room
during construction. Project cost$250,000.000.
Islip Terrace Fire District—Site Work Improvements
This project included the development of an additional two acres at the existing Islip
Terrace Fire District site for parking and training facility. Project cost $250,000.00.
Centereach Fire District—Recreation Room Alterations 2000
Complete interior demolition and renovation of existing recreation room for the
Centereach Fire District. Project cost $150,000.00
Holtsville Fire District-Alterations and Handicap Accessihility
The project included the addition of a handicap elevator to all levels and complete
renovation of existing main meeting room for the Holtsville Fire District main firehouse
facility. Project cost $250,000.00
Commack Fire District—Interior Alterations
Project included the complete demolition and reconstruction of a commercial kitchen
servicing the main meeting room as well as existing Commissioners office areas. Project
cost$225,000.00
Wading River Commercial Park
Complete site design and building design for 25,000 sq. ft. office,park located on Rte.
25A in,Wading River. Project services also included interior tenant build outs including
10,000 sq. ft. Kiddie Academy facility as well as numerous professional and medical
offices. Project cost $2,500,000.00.
Cooperage Inn—Addition
Project included a major addition to the Cooperage Inn Restaurant and Catering facility
located on Sound Avenue, Baiting Hollow NY. Project included expansion of facility
from 50 seats to 150 seats with all related site improvements and full commercial kitchen.
Project cost$2,000,000.00.
Alterations to Riverhead Nursing Home
Project included new entrance addition and miscellaneous alterations to existing building
interior.,Project cost $150,000.00
Sayville Fire District—Interior Alterations
Project included removal and replacement of non-code compliant interior stair and
related lobby alterations. Project cost $75,000.00.
Port Jefferson Fire District— Window Replacement
Project included replacement of all windows at the historic Port Jefferson Fire District
main firehouse facility. Project cost$125,000.00
Central Suffolk Hospital—Radiology Alterations
Project included renovation to the existing Central Suffolk Hospital Radiology
Department including new X-ray rooms and new combined lab,radiology waiting room.
Central Suffolk Hospital—Lobby Alterations
This project included new vestibule addition and complete renovation to the existing
Central Suffolk Hospital main entrance and lobby. Project included new gift shop,
information desk,public toilet facilities, vestibule and exterior garden terrace. Project
cost$200,000.00.
Manorville Fire District—Buildinz Alterations
This project included complete exterior refacing of the Manorville Fire District main
firehouse facility including exterior brick systems and EIFS systems. Project cost
$175,000.00.
Cherry Creek Golf Course—Additions and Alterations
This project included a new rear second floor deck addition and interior mezzanine
addition at the existing Cherry Creek Golf Course main clubhouse facility.
East Ouozue Firehouse Addition
This project included District offices and related elevator addition to the existing East
Quogue Fire District facility. Project cost$500,000.00.
Central Suffolk Hospital— Utility Diawams
This project included recording the overall building plans of the existing Central Suffolk
Hospital facility on AutoCad format and providing overall utility plans for the entire
facility including all internal systems such as medical gases, oxygen, hot and cold water
services, electrical services, steam piping, fire sprinkler services, mechanical services,
etc.
Central Suffolk Hospital—Dialysis Ekpansion
This project included interior demolition and alterations as required for an expansion of
the existing Central Suffolk Hospital Dialysis unit including all ancillary services and
NYS Department of Health requirements.
Little Flower Children's Services—Office Facility
This project included the complete conversion of an existing group home located on
North Road, Wading River into new administrative offices for Little Flower Childrens
Services in Wading River. Project included complete building renovation, handicap
accessibility and alterations as required to accommodate new program and use.

Calverton Commons Commercial Center
This project includes new 16,000 sq. ft. commercial center located at Rte. 25, Calverton
NY. Project included building design, site design and tenant build out of all buildings.
Project cost$1,500,000.00.
Master Plan for Central Suffolk Hospital
This project included a complete evaluation of the existing hospital facility and analysis
of a multi phased implementation plan for additions and alterations to the existing Central
Suffolk Hospital facility, Riverhead NY.
Suffolk County Girl Scouts—Dining Hall
This project included the construction of a 7,000 sq. ft. dining hall and activity facility for
the Suffolk County Girl Scouts at Camp Edey, Bayport NY. Project Cost$750,000.00.
Port Jefferson Fire District—Complete Roof Replacement
Complete roof replacement of the existing roof at the Port Jefferson Fire District main
firehouse facility. Cost $70,000.00.
Port Jefferson Fire District—Air Conditioning Replacement

Note 1 - Nature of Operations
Lanmark Group, Inc. (the "Company") serves as a general contractor in the construction and
renovation of commercial properties for public and private owners. Construction work is generally
performed under delivery order contracts and fixed-price contracts. The length of the Company's
contracts varies but typically ranges from one to three years.
Note 2 - Summary of Significant Accounting Policies
Revenue and Cost Recognition
Revenues from delivery order and fixed-price long-term construction contracts are recognized
under the percentage of completion method. Under this method, progress towards completion is
recognized according to the percentage of incurred costs to estimated total costs. This method is
used because management considers the "cost to cost" method the most appropriate in the
circumstances.
Contract costs include all direct material and labor costs and all other direct and indirect costs
related to contract performance. General and administrative costs are charged to expense as
incurred. Provisions for estimated losses on uncompleted contracts are made in the period in
which such losses are determined. Changes in job performance,job conditions and estimated
profitability, including those arising from settlements, may result in revisions to costs and income
and are recognized in the period in which the revisions are determined. Because of the inherent
uncertainty in estimating the costs to complete on contracts in process, it is at least reasonably
possible that the estimates used will change in the near term Profit incentives are included in
revenues when their realization is reasonably assured. An amount equal to contract costs
attributable to claims is included in revenues when realization is probable and the amount can be
reliably estimated.
The Asset, "Costs and estimated earnings in excess of billings on uncompleted contracts,"
represents revenues recognized in excess of amounts billed The Liability, "Billings in excess of
costs and estimated earnings on uncompleted contracts," represents billings in excess of
revenues recognized.
In accordance with normal construction industry practice,the Company includes in current assets
and current liabilities amounts relating to construction contracts realizable and payable over a
period in excess of one year.
Rental income and costs are recognized on the accrual basis.
Use of Estimates
The preparation of financial statements in conformity with accounting principles generally
accepted in the United States of America("U.S GAAP")requires management to make estimates
and assumptions that affect the reported amounts of assets and liabilities and disclosure of
contingent assets and liabilities at the date of the financial statements and the reported amounts
of revenues and expenses during the reporting period. Actual results could differ from those
estimates.

Fair Value of Financial Instruments
Fair value is defined as the price that would be received to sell an asset or paid to transfer a
liability in an orderly transaction between market participants at the measurement date. To
increase the comparability of fair value measurements, a three-tier fair value hierarchy, which
prioritizes the inputs used in the valuation methodologies, is as follows:
Level 1 -Valuations based on quoted prices for identical assets and liabilities in active markets.
Level 2 - Valuations based on observable inputs other than quoted prices included in Level 1,
such as quoted prices for similar assets or liabilities in active markets, quoted prices for identical
or similar assets and liabilities in markets that are not active, or other inputs that are observable
or can be corroborated by observable market data.
Level 3-Valuations based on unobservable inputs reflecting the Company's own assumptions,
consistent with reasonably available assumptions made by other market participants. These
valuations require significant judgment.
At September 30,2015,the fair value of the Company's financial instruments including cash and
cash equivalents, contract receivables, accounts payable and accrued expenses, approximated
book value due to the short maturity of these instruments.
At September 30,2015,the Company does not have assets or liabilities required to be measured
at fair value in accordance with Financial Accounting Standards Board ("FASB") Accounting
Standards Codification ("ASC") Topic 820, Fair Value Measurements.
Cash and Cash Equivalents
The Company considers securities purchased with initial maturities of three months or less to be
cash equivalents.
Contract Receivables
The Company carries its contract receivables at cost less an allowance for doubtful accounts.
The Company estimates the allowance for doubtful accounts based upon a review of outstanding
receivables and historical collection information by customer. Normally, contract receivables are
due within 30 days after the date of the requisition.
Contract retentions are generally due within 30 days after completion of the project and
acceptance of the owner. Where the contract provides for guarantee retainage provisions, such
retainage is generally due within one year of completion and acceptance of the project.
Receivables more than 90 days old are considered past due. Contract receivables are written off
when they are determined to be uncollectible. The Company does not accrue interest on past
due receivables.

Property and Equipment
Property and equipment is stated at cost. The costs of additions and betterments are capitalized
and expenditures for repairs and maintenance are expensed in the period incurred. When items
of property and equipment are sold or retired,the related costs and accumulated depreciation are
removed from the accounts and any gain or loss is included in income.
Depreciation of property and equipment is provided utilizing the straight-line method over the
estimated useful lives of the respective assets as follows:

Pension Plans
The Company's union employees are covered by collectively bargained project labor agreements
under which the Company makes contributions on a monthly basis based on hours worked. For
the year ended September 30,2015,the Company contributed$2,200,074 to these plans,which
includes pension costs.
Income Taxes
Generally, income taxes have not been provided for because the stockholder has elected to have
the Company treated as an S corporation for federal and New York State income tax purposes as
provided in Section 1362(a) of the Internal Revenue Code. As such, the corporation's income
and loss and credits are passed through to the stockholder and reported on his individual income
tax return. The accompanying provision for income taxes represents only local taxes.
Local income taxes are provided for the tax effects of transactions reported in the financial
statements and consist of taxes currently due plus deferred taxes related primarily to differences
between the financial and tax bases of long-term construction contracts, property and equipment
and net operating loss carryforwards. The deferred taxes represent the future tax return
consequences of those differences, which will either be taxable or deductible when the assets
and liabilities are recovered or settled.
Long-term construction contracts entered into after September 30, 2010 are reported for tax
purposes using the percentage of completion contract method. Contracts entered into before
October 1, 2010 are reported for tax purposes using the completed contract method.

New Accounting Pronouncements
In May 2014,the FASB issued Accounting Standards Update("ASU") No.2014-09,Revenue from
Contracts with Customers (Topic 606). This ASU is the result of a joint project of the FASB and
the International Accounting Standards Board ("IASB") to clarify the principles for recognizing
revenue and to develop a common revenue standard for U S. GAAP and International Financial
Reporting Standards("IFRS") The guidance in this ASU affects any entity that either enters into
contracts with customers to transfer goods or services or enters into contracts for the transfer of
nonfinancial assets unless those contracts are within the scope of other standards.
The ASU provides that an entity should recognize revenue to depict the transfer of promised
goods or services to customers in an amount that reflects the consideration to which the entity
expects to be entitled in exchange for those goods or services. An entity should apply the
following five-step process to recognize revenue:
Step 1: Identify the contract with a customer.
Step 2: Identify the performance obligations in the contract.
Step 3: Determine the transaction price.
Step 4: Allocate the transaction price to the performance obligations in the contract.
Step 5: Recognize revenue when (or as) the entity satisfies a performance obligation.
For nonpublic entities, the amendments of ASU No. 2014-09 are effective for annual reporting
periods beginning after December 15, 2018, and interim periods within annual periods beginning
- after December 15, 2019. Early application is permitted under certain circumstances.
The Company has not yet determined if this ASU will have a material effect on the financial
statements.
In July 2013, the FASB issued ASU No. 2013-11, Income Taxes(Topic 740):Presentation of an
Unrecognized Tax Benefit When a Net Operating Loss Carryforward, a Similar Tax Loss, ora Tax
Credit Carryforward Exists. This ASU clarifies that an unrecognized tax benefit should be
presented in the financial statements as a reduction to a deferred tax asset for a net operating
loss carryforward and not as a liability except in certain limited circumstances.
The amendments in ASU 2013-11 are effective for fiscal years, and interim periods within those
years, beginning after December 15, 2013. For nonpublic entities,the amendments are effective
for fiscal years, and interim periods within those years, beginning after December 15, 2014. Early
adoption is permitted.
The Company has not yet determined if this ASU will have a material effect on the financial
statements.

Note 3- Concentration of Credit Risk
The Company maintains cash balances in two financial institutions, which are insured by the
Federal Deposit Insurance Corporation ("FDIC")for up to $250,000 per institution. From time to
time, the Company's balances may exceed these limits.
Substantially all of the Company's business activity is located within the New York metropolitan
area.At September 30, 2015 and for the year then ended, approximately 31% of the Company's
contract receivables were derived from one customer and approximately 56% of contract
revenues were derived from one customer, respectively.

In determination of the contract prices at September 30,2015,there is approximately$2,495,000
of claims. The costs relating to these claims have already been incurred by the Company. The
claims are being pursued by the Company with the contract owner through legal means. The
Company believes these amounts will be fully approved and collected, but it is at least reasonably
possible that these estimates will change in the near term.

Note 7- Loan Receivable-Affiliated Entity
The Company advanced $76,075 to an affiliated entity. The advance is unsecured, noninterest-
bearing and is not expected to be collected within one year.
Note 8 - Related Party Transactions
During the year ended September 30, 2015, rent expense paid to an affiliate amounted to
$197,500 and is included in general and administrative expenses.

Note 9- Accounts Payable
Included in accounts payable at September 30, 2015 is retention due to subcontractors
aggregating$1,760,059.The retained accounts payable includes approximately$352,000 that is
not expected to be paid within one year.
Note 10 - Line of Credit
Pursuant to an arrangement with its bank, the Company may borrow up to $5,000,000 under a
secured renewable line of credit expiring on August 29, 2016. Interest is determined at the time
funds are borrowed. The line of credit is secured by substantially all of the assets of the
Company and is personally guaranteed by the stockholder. At September 30, 2015, there were
no outstanding borrowings on the line.
Note 11 - Contingencies
The Company is contingently liable to its surety under a general indemnity agreement. Under this
agreement, the Company agrees to indemnify the surety for any payments made on its behalf.
The Company believes that all contingent liabilities will be satisfied by its performance on the
specific contracts covered by the agreement.
The Company is involved in various legal proceedings and litigation arising in the ordinary course
of business. In the opinion of management, the outcome of such proceedings and litigation will
not materially affect the Company's financial position.
The Company has guaranteed the mortgage of its affiliate. In the event that the affiliate defaults
on the mortgage, the Company would be expected to pay 100%of the then outstanding balance
of the debt. The original amount of the debt was approximately $1,230,000. At September 30,
2015,the current outstanding balance of the debt is approximately$608,000, and the remaining
scheduled principal and interest payments total approximately$634,000 through November 2018.
However, the mortgage is also secured by the assets of the affiliate. The proceeds from
liquidating the collateral would be expected to exceed the mortgage debt.
Note 12- Change in Estimate
During the year ended September 30, 2015, the Company had a net decrease in the estimated
profit on contracts in process, which resulted in a current period decrease in net income of
approximately$2,048,000, net of income taxes of approximately$199,000. The decrease would
have been reported in the preceding period had the decrease in estimated profit been known at
the time. Revisions in estimated profits are made in the period in which circumstances requiring
the revisions become known.

The Company files income tax returns in the U.S. in federal, State and City of New York
jurisdictions. With few exceptions,the Company is no longer subject to U.S.federal,state or local
tax examinations by taxing authorities for years before 2012. The years 2012 to 2014 remain
subject to examination by taxing authorities.
The Company has approximately $161,000 of net operating loss carryforwards that expire
through 2035.The tax effect of these net operating loss carryforwards gives rise to a deferred tax
asset which has been included as part of the net deferred tax liability Management believes it is
more likely than not that the Company will be able to utilize these deferred tax assets.
Accordingly, a valuation allowance is not deemed necessary.
