County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the southerly line of Wabun Street, 220.0 feet easterly
along said southerly line from Minnehaha Boulevard; and running along said
southerly line of Wabun Street, North 870 26' East 70.0 feet to a monument;
thence along other land of the party of the first part and along land of
Vanderbeck and passing thru a monument South 10° 34' East 208.29 feet to a
monument on the northerly line of Minnehaha Boulevard; thence along said
northerly line of Minnehaha Boulevard, 2 courses as follows : (1) South 780
30' West 62.35 feet to a monument; thence (2) North 700 07' West 8.09 feet;
thence along other land now or formerly of Nichols Properties , Inc. North 10°
34' West 214.95 feet to the point of beginning.
C\ TOGETHER with all the right, title and interest of the party of the first part,
of, in and to those portions of Wabun Street and Minnehaha Boulevard adjacent
to said premises to the center lines thereof.
TOGETHER with any and all rights to the use of roadways and beaches above mean
high water, jointly owned by the Laughing Water Property Owners or used jointly
by all Laughing Water Property Owners.

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
