ALL that certain',plot, piece or parcel of land, with the buildings and unprovettents thereon erected, situate,
lying and being kKthex at Peconic, in the Town of Southold, County of Suffolk and
State of New, York, bounded and described as follows:
BEGINNING at a point marking the intersection of the southerly side of a private
road known as Miami Avenue and the westerly side of a private road known as
Sound View Avenue, (shown on "Map of Bailey Park", filed in the office of the
Clerk of Suffolk County on the 26th day of September, 1932, as Map No. 1097);
running thence, along the southerly side of Miami Avenue, North 62 deg.45' East
125.80 feet to a_ point; running thence at a right angle to Miami Avenue, in a
south-westerly direction, 188.50 feet, more or less, to the northerly side of
the land known as Bailey Park; running 'thence along the land known as Bailey
L7 Park, in a south-westerly direction 76.96 feet more or less, to a point and land
0 now or formerly of the Estate of A. Salmon, running thence along said land now
or formerly of the Estate of A. Salmon, in a northwesterly direction, 213.60 feet,
more or less, to the southerly side of Miami Avenue and the point or place of
beginning.
The aforesaid premises being and intended to be Lots No. 7 and 8 on a certain
unfiled map known as "Map of Property of Frederick W. Bridge; Peconic, L.I. ,
\ N.Y." made by actual survey.
SUBJECT to zoning regulations of the Town of Southold.
The westerly portion of the said premises, having a frontage of 75..80 feet on
Miami Avenue, being and intended to be the same premises conveyed to the party
of the first part by confirmatory and correction deed of George Marshall Bridge,
et als, dated the 20th day of September, 1948, and recorded on the 2nd day of
December 1948 in Liber 2901 cp. 176.

The easterly portion of said premises, having a frontage of 50 feet on Miami
Avenue, being and intended to be a portion of the.premises conveyed to the party
of the first part by deed of Charles E. Conick, dated the 29th day of December
1938 and recorded on the 17th day of January 1939 in Liber ,2024 cp. 182.
Being the same premises conveyed to the grantor on June 27, 1959 by Florence
E. Conick, by deed, duly, recorded in the office of.the Clerk of Suffolk County,
on the 21st day of July 1959, in Liber 4661 pages 517-520.
