CHARLES LOMANGINO, TRUSTEE OF THE

WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
All that certain plot, piece or parcel of land, situate, lying and being in the Nassau Point or Little
Hog Neck, Town of Southold, County of Suffolk and State of New York known and designated
as Lot 327 and part of Lot 328 on a certain map entitled, "Amended Map A of Nassau Point,
owned by Nassau Point Club Properties, Inc., situate in the Town of Southold, Long Island,New
York, surveyed June 28, 1922 by Otto W. Van Tuyl, C.E. and Surveyor, Greenport, New York,"
and filed in the Office of the Clerk of the County of Suffolk on August 16, 1922 as Map No. 156
described as follows:
BEGINNING at a monument set on the southerly side of Meadow Beach Lane at the extreme
easterly end of the curve connecting the southerly side of Meadow Beach Lane with the easterly
side of Lowland Road (not improved);
RUNNING THENCE easterly along the southerly side of Meadow Beach Lane the following
three (3) courses and distances:
1) Easterly along the arc of an irregular curve bearing to the right which curve is subtended
by a chord bearing South 81 degrees 47 minutes 50 seconds East, a chord length of
113.75 feet;
2) Easterly along the are of an irregular curve bearing to the right which curve is subtended
by a chord bearing North 76 degrees 13 minutes 50 seconds East, a chord length of
127.46 feet; and
3) Easterly along the are of an irregular curve bearing to the right which curve is subtended
by a chord being South 49 degrees 27 minutes 30 seconds East, a chord length of 205.82
feet to the westerly side of Sunset Road;

RUNNING THENCE southerly along the westerly side of Sunset Road along the are of an
irregular curve bearing to the right, which curve is subtended by a chord bearing South 10
degrees 20 minutes 30 seconds West, a chord length of 79.26 feet;
RUNNING THENCE through said Lot #328, North 74 degrees 16 minutes 30 seconds West,
440.49 feet to the easterly side of Lowland Road (not improved);
RUNNING THENCE northerly along the easterly side of Lowland Road (not improved) along
the arc of an irregular curve bearing to the right which curve is subtended by a chord bearing
North 30 degrees 08 minutes 10 seconds East, a chord length of 90.49 feet to the concrete
monument at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated November 16, 2007 and recorded November 26, 2007 in the Office of the Suffolk
County Clerk in Liber 12531, Page 464.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year
first above written.
