WITNESSETH, that the party of the first part, in consideration of Eight Hundred
Twenty-Five Thousand Dollars ($825,000.00) and other valuable consideration paid by the party
of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever;
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk, State of New York,
more particularly described in Schedule A attached hereto and commonly known as 3475
Wunneweta Road, Cutchogue,NY 11935.;
BEING the same premises described in a deed between Donald G. Raf ise to North Fork
Investors, LLC, dated September 3, 2013 and recorded in the Suffolk County Clerk's Office on
September 11, 2013 in Liber 12743, Page 762.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises,

SCHEDULE A DESCRIPTION
ALL that certain plot piece or parcel of land, with the building and improvements thereon
erected, situate, lying and being at Nassau Point, County of Suffolk, Town of Southold,
State of New York, known and designated as the westerly portions of Lot number 144 and
146 on "Amended Map A of Nassau Point., owned by Nassau Point Club Properties, Inc.,
situate in the Town of Southold, Long Island, N.Y.', surveyed June 28, 1922 by Otto W_
Van Tuyl, C.E. and Surveyor, Greenport, N.Y., and filed in the Office of the County Clerk of
Suffolk County, NY on August 16, 1922, File No. 156, and more particularly described as
follows:
Beginning at a monument set on the easterly line of Wunneweta Road at the southwesterly
corner of Lot Number 151 and the northwesterly corner of Lot Number 145, as shown on
"Amended Map A of Nassau Point", filed in the Suffolk County Clerk's Office as Map No.
156; and
Running Thence along the boundary line between said Lot Number 151 and said Lot
Number 145, North 78 degrees 36 minutes 20 seconds East, 262.70 feet to an iron pipe;
Thence along land now or formerly of Meech&Thorndike, being across said Lot Number
145, and across Lot Number 144, as shown on said Map, two courses as follows;
1) South 17 degrees 23 minutes 40 seconds East, 100.46 feet to an iron pipe; and
2) South 5 degrees 23 minutes 40 seconds East, 124.58 feet to an iron pipe set on the
northerly line of a 25 foot road known as "Little Peconic Bay Road", as shown on said
map;
Thence along said northerly line of"Little Peconic Bay Road", south 78 degrees 36 minutes
20 seconds west, 106.48 feet;
Thence along said northerly line and along said easterly line of Wunneweta Road, about
280 feet, as measured by the following tie line courses and distances;
1) North 86 degrees 54 minutes 50 seconds west, 31.57 feet;
2) North 41 degrees 05 minutes 30 seconds west, 248.56 feet to the point or place of
Beginning.
Being and intended to be the sante premises in deed dated September 3, 2013 recorded
September 11, 2013 in Liber 12743 Page 762.

TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the parry of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day
and year first above written.
