WITNESSETH, that the party of the first part, in consideration of THREE HUNDRED EIGHTY
TWO THOUSAND ($382,000.00) DOLLARS paid by the party of the second part, does hereby
grant and release unto the party of the second part, the heirs or successors and assigns of the party
of the second part forever,
The Unit known as Unit No. IE (hereinafter called "Unit") as designated and described in the
Declaration establishing Founders Village Condominium 1 (hereinafter called the "Property")
made by the Grantor under the Condominium Act of the State of New York (Article 9B of the
Real Property Law of the State of New York) dated 5120185 and recorded in the Office of the
Clerk of Suffolk County on the 3`d day of June, 1985 in Liber 9801 cp 369 (hereinafter called the
"Declaration) and designated as Tax Lot No. 5 on the floor plans (hereinafter called the "floor
plans") of the building in which the unit is located (hereinafter called the "building") certified by
Steven G. Tsontakis, Engineer, filed in the said County Clerk's Office as Map No. 115. The
buildings are shown on a site plan as filed in the said County Clerk's Office as Map No. 115.
The land on which the building containing the unit is located (and on which the other units
forming part of the property are located) is described in said declaration.
TOGETHER with an undivided 1145% interest in the common elements.
TOGETHER with and subject to the rights, obligations, easements, restrictions and other
provisions set forth in the Declaration and the By-Laws of the Condominium as though recited
and stipulated at length herein.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated September 26, 2008, and recorded October 24, 2008 in the Office of the Suffolk
County Clerk in Liber 12569, Page754.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
