THIS INDENTURE, made the 5th day of July in the year 2016
BETWEEN
MATT COHEN and KATIE COHEN, 560 Ruch Lane, Southold,NY 11971, party
of the first part and
KATIE DAGGETT (formerly known as KATIE COHEN) and DANIEL
BENNETT, as joint tenants with rights of survivorship, 560 Ruch Lane, Southold, NY
11971, party of the second part.
WITNESSETH, that the party of the first part in consideration of ten dollars and
other valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party
of the second part, forever,
ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in the

lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever.
AND the party of the first part covenants that the party of the first part has not
done or suffered anything whereby the said premises have been encumbered in any way
whatsoever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this conveyance
and will hold the right to receive such consideration as a trust fund to be applied first for
the purpose of paying the cost of the improvement and will apply same first to the
payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of
this indenture so requires.

ALL that certain plot, piece or parcel of land, with the buildings
and improvements thereon erected, situate, lying and being at
Arshamomaque, in the Town of Southold, County of Suffolk, and
State of New York, bounded and described as follows:
BEGINNING at a monument on the westerly side of Ruch Lane
(private) distant 522 feet southerly on a tie line from the corner
formed by the south side of North Road (CR #48) with the westerly
side of Ruch Lane, which said monument marks the division line
between lands now or formerly of Barnes and premises described
herein;
RUNNING THENCE on a course South 46 degrees 09 minutes East along
the westerly side of a private road a distance of 103 .9 feet to
lands now or formerly of McCabe;
RUNNING THENCE South 34 degrees 45 minutes west along said lands a
distance of 163 .80 feet to the high water mark of Arshamomaque Bay
(8/17/2000) .
RUNNING THENCE North 58 degrees 03 minutes 36 seconds West along
said high water mark a distance of 102 .72 feet to lands 'naw or
formerly of Barnes;
RUNNING THENCE North 34 degrees 45 minutes East along said lands
now or formerly of Barnes 185.26 feet to a monument at the point
or place of BEGINNING.
TOGETHER with a right of way over said private road 25 feet in
width as same is now laid out to the North Road.
