THIS INDENTURE,made the day of April nineteen hundred and eighty

surviving spouse of Mary Antoncic, who died in Suffolk
County on January 18, 1976, residing at 1305 Town Harbor Lane,

016boo WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con-
sideration paid by the party of the second part; does hereby grant and release unto the party of the second
4 part, the heirs or successors and assigns of the party of the second part forever,
L that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situ-

`Y3EGINNING at a monument set in the easterly side of Town Harbor Lane,
3� distant 150.01 feet southerly from the corner formed by the inter-
section of the easterly side of Town Harbor Lane with the southerly
side of Land of Thompson, said point of beginning being also at the
intersection of the easterly side of Town Harbor Lane with the
southerly side of a private road;
RUNNING THENCE North 55 degrees 33 minutes 50 seconds East along the
southerly side of said private road, 125 feet to a monument and land
of Daly;
THENCE, along the land of Daly the following two courses and distances:
1. South 33 degrees Ol. minutes 50 seconds East 100 feet to a
monument;
2. South 55 degrees 33 minutes 50 seconds West 125 feet to a
monument set in the easterly side of Town Harbor Lane;
THENCE North 33 degrees 01 minutes 50 seconds West along the easterly
side of Town Harbor Lane 100 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the Grantor
herein by Deed dated 12/8/63 and recorded in the Suffolk County Clerk's
office on December 17, 1963, in Liber 5468 cp 468.
C SAID PREMISES BEING KNOWN as and by street address 1305 Town Harbor Lane

SUBJECT TO covenants and restrictions of record.
TOGETHER with all right, title and interest, if.any, of the party of the first part of, in and to any streets
and roads abutting the above-described premises to the centerlines thereof; TOGETHER'withthe appur-
tenancesand all the estate and rights of the party of the first part in and to said premises; TO HAVE AND
TO HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns
of the party ofthe second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby.the said premises have been encumbered in any way whatever, except as aforesaid.
�. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive theconsideration for this conveyance and will hold the right to receive such con-
sideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose.
The word"party shall be construed as if it read "parties"whenever the sense of this indenture so requires.
