Re: Chimney Inspection and Exposed Electrical wiring Inspection
of a Single Family Dwelling on Main Bayview Ave. ,Southold,
Dear Mr. Caminiti:
As you requested, on May 22, 1990, I made a vidual inspection of
two brick and one concrete block chimneys. At the request of Ms.
Marion King of King Realty, I also inspected the exposed electrical
wiring in the attic and basement. '
This report states my findings and recommends corrective actions to
correct deficiencies found. The report is not to be viewed as a pre-
purchase inspection report of the entire dwelling.
CHIMNEY INSPECTION/ RECOMMENDATIONS
With respect to the two brick chimneys, at the east wall' -of the
house, considering their age (over. 50 years) they appear to be in
good structural condition. However, due to age and weathering, some
of the mortar joints have deteriorated and are in need of repairs.
The deterioration is normal and expected for brickwork of this typo
and age. The mortar joints can be restored to their "near original"
condition by repointing the joints.
A good quality repointing job is done'by thoroughly racking the
joints to remove all lose mortar, then washing the joints with mu-
riatic acid ( one part acid, and three parts water),followed by
rinsing with clean water, then apply fresh mortar using three parts
masons sand, one part of type S mortar cement and 4 part Portland
cement Type I,

The new mortar should be applied in layers of h inch for a total
depth of three quarters of an inch. The mortar should be packed
into the joints to insure full coverage.
Inspection Report Cont.
Do not apply fresh mortar to dry joints. Mortar joints and adjacent
bricks should be wetted prior to the application of new mortar to
avoid quick drying and shrinkage of the new mortar.
My inspection also showed deterioration of the flashing around the
two brick chimneys and recommend complete replacement by a qualif-
ied mechanic to prevent water penetration. The new flashing should
extent a minimum of 12" up the chimney and embeded at least 3" into
the joint. I further recommend that each chimney be equipped with
a rain shield made of galvanized steel and securely anchored to the
chimney.
My inspection revealed no cracks either in the brick or mortar joints
which is indicative of a structurally sound structure.
The upper half of the chimney visible in the attic area appears to
have " tilted". This apparent tilting was purposely built into the
chimney when it was built years ago. The " tilting" was NOT caused
by any movement or structural displacement of the chimneys.
ELECTRICAL W1k1NG
Most of the electrical wiring visible in the attic and basement is
the ROMEX type with some armored DX in the basement. The wiring has.
been installecyand.supported properly with staples driven into wood
members. No open wiring was observed. All wiring terminates at two
electrical panels located on the south wall of the basement.
In the attic area, I observed two wires around the chimneys sagging
and unsupported. I recomend that these wires be supported at 2 ft,.
intervals by means of electrical anchors made for anchoring eleotri-
cal wiring onto masonry walls. These can be purchased at any elec-
trical supply store.
The hanging wires observed in the attic are TV wires and NOT electri-
cal wiring, and as such, they should not be of .any concVrn. Please
note that this report does not cover the adequacy ofk�the electric ser-
vice, number and type of outlets, grounding etc..
