WITNESSETH,that the party of the first part,by virtue of the power and authority given in and by said last
will and testament, and in consideration of No Dollars---

lawful money of the United States, paid by the party of the
second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assignsof the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
DISTRICT lying and being inihex at Peconic, in the Town of Southold, County of Suffolk
1000 and State of New York, known and designated as Lot No. 10 on a certain
SECTION map entitled, "Map of Peconic Bay Estates" , and. filed in the Office
09800 of the Clerk of the County of Suffolk on October 18 , 1961 as Map No.
3434, which said lot is bounded and described as follows:
B= BEGINNING at a monument on the westerly side of Robinson Lane where
0400 the division line between lots 11 and 10 as shown on the aforesaid
map intersects same; said point being distant 425. 20 feet southerly
LOT from the corner formed by the intersection of the southerly side of
036 000 Indian Neck Road and the westerly ,side of Robinson Lane; running
thence along the westerly side of ,Robinson Lane, South 160 16 ' 30"
East 125.26 feet to' a concrete monument; running thence along the
division line between lots 9 and 10 as shown on the aforesaid map,
South 770 26 ' 10" West 186. 61 feet to land now or formerly of L. A.
Messenger; running thence along said land, North 120'', 33' 50" West
125 feet to a concrete monument; running thence along the division
line between lots 11 and 10 as shown in the aforesaid map, North 770
26 ' 10" East 179 . 49 feet to the concrete monument on the westerly

��J TOGETHER with a right of way over said proposed 50 foot highway to be
known as "Robinson Lane" from the southeasterly corner of the premises
northerly about 550 feet to Indian Neck Road.
TOGETHER with a right of way from the premises herein described over
{� 1 said proposed 50 foot highway to be known as "Robinson Lane" , and over
�) a proposed 50 foot private road to Peconic Bay. Together with the
right to use the beach at the head of the proposed private road,
which ,is 210 feet an width along Peconic Bay, for recreational
purposes only.
