054.60 party of the second part, 12 17 21 Pill LSC/< WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

Lo I I ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingiaxxbac at Horton's Point, Town of Southold, County of Suffolk,
11 State of New York, bounded and described as follows:
BEGINNING at a monument set on the northwesterly line of Soundview
Avenue 958.98 ft. northeasterly along said line from its intersection
with the northeasterly line of Horton's Lane, said monument marking the
easterly corner of Lot 12 shown on "Map of Northwood Estates" filed in
the Suffolk County Clerk's office as map no. 5675 and said monument also
marking the southerly corner of the premises described, running thence
along said Lot 12 of Northwood, Estates north 40' 52' 20" west 205.69 ft. ,

east 265.07 ft. to the westerly corner of land of Offenheiser, thence
along said land of Offenheiser south 41' 48""40" east 240.05 ft. to a
monument set on the northwesterly line of Soundview Avenue, thence along
said line of Soundview/sou Hie39G 14" 10" west 260.80 ft. to the point of

TOGETHER with a right of way from Soundview Avenue over existing rights
\ of way to a right of way running from a 50' right of way to Long Island Sound,
west of land of Lowell.
l BEING AND INTENDED TO BE the same premises conveyed to the parties of
the first part by deed dated 7/14/79, recorded in the office of the Clerk
\ of the County of Suffolk on 7/24/79 in Liber 8663, page 311.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
