EUGENE KRUPSKI,residing at 2230 Soundview Avenue, Mattituck, New York 11952,
as Co-Executors and Beneficiaries of the La%t Will and Testament of EDITH KRUPSKI a/k/a Edith
Barbara Krupski,deceased,who died ,1015 a resident of Suffolk County; Suffolk County
�- Surrogate's Court File No.2015-3000, EUGENE KRUPSKI, also conveying individually as Specific
Devisee under such Will, party of the first part; and
MILL LANE ONE, LLC,a New York Limited Liability Company, with an address of 2230 Soundview
Avenue, Mattituck, New York 11952, party of the second part,
WITNESSETH,that the party of the first part,to effect the distribution of the decedent's estate, and other
good and valuable consideration paid by the party of the second part,does hereby grant and release unto
the party of the second part,the heirs or successors and assigns of the party of the second part forever,
All that tract of land or parcel of land together with the buildings and improvements thereon, lying and
being at Mattituck, in the Town of Southold, County of Suffolk and State of New York,bounded and
described as follows: Northerly by the Middle Road(so called); Easterly by lands formerly of John M.
Lupton and now or formerly of Martin Sidor; Southerly by the lands or right or way of the Long Island
Railroad Company; and Westerly by the Mill Road(so called).
TOGETHER with all the right,title and interest of the parties of the first part in and to the Middle Road
adjacent to said premises on the North,the Mill Road adjacent to said premises on the West and the Long
Island Railroad Company adjacent to said premises on the South.
BEING AND INTENDED to be the same premises conveyed to Anthony Krupski and Edith Krupski,and
identified as"Parcel One"in deed dated August 20, 1959, recorded in Liber 4685 Page 03,and Parcel
One on deed dated February 27, 2008 conveyed by Edith Krupski, as surviving tenant by the entirety of
Anthony Krupski,deceased,to the party of the second part, Mill Lane One, LLC and Mill Lane Two, LLC,
recorded in Liber 12654 Page 821.
This Deed is made to confirm and grant the bequest under the Last Will and Testament of Edith Krupski
a/k/a Edith Barbara Krupski,leaving"my real property located at 6300 Wickham Avenue, Mattituck, New
York(SCTM#1000-107.00-10.00-009.000)consisting of approximately 26.5 acres to Eugene Krupski". By
this deed, Eugene Krupski, as Specific Devisee, confirms and directs that the conveyance be made to Mill
Lane One, LLC rather than to him individually.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.The word"party"
shall be construed as if it read"parties"when ever the sense of this indenture so requires.
