" For the record, it is rioted that the parcel in question. and parcels to the south and east are not improved. Since this is a use variance, before this board may grant the same, it must be demonstrated that: (1) the land in question . cannot yield a reasonable return if used only for the purpose of the. zone in which it is located; (2) that the plight of the owner is due to unique circumstances and not to the general conditions of the neighborhood which may reflect the unreasonablene-asiof the zoning ordinance itself; and (3) that the use to be authorized will not alter the essential character of the neighborhood.
