WITNESSETH, that the party of the first part to whom letters testamentary were issued by the
Surrogate's Court,County,NY,on and by virtue of the power and authority given in and by said last
will and testament, and/or by Article 11 of the Estates,Powers and Trusts Law,and in consideration

TOGETHER with all right,title and interest,if any,of the pary of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances, and also all the estate which the said decedent had at the time of the decedent's death in
said premises,and also the estate therein, which the party of the first part has or has power to convey or
dispose of,whether individually,or by virtue of said will or otherwise;TO HAVE AND TO HOLD the

of Orient, in the Town of Southold, County of Suffolk and State of New York, and being
more particularly bounded and described as follows:
BEGINNING at a point on the northwesterly corner of the premises about to be described,
which point is the following (4) four courses and distances from the intersection of
the northeasterly side of King Street with the northwesterly corner of land now or
formerly of R.J. Douglass:
1) North 75 degrees 17 minutes 00 seconds East, along the northerly side of land now
or formerly of R.J. Douglass, 381.48 feet;
2) Northerly along an arc of a curve bearing to the left having a radius of 36,56 feet
and an arc of 36.60 feet;
3) North 17 degrees 55 minutes 40 seconds East, 224 .48 feet to land now or formerly of
"Bayview Farm" Map Number 7045; and
4) Along land now or formerly of "Bayview Farm" Map Number 7045, North 65 degrees 43
minutes 00 seconds East, 50.38 feet to the true point of beginning;
RUNNING THENCE from said point of beginning, along land now or formerly of "Bayview
Farm" Map Number 7045, North 65 degrees 43 minutes 00 seconds East, 290.69 feet to land
now or formerly of Kings Bay Partners;
RUNNING THENCE along land now or formerly of Kings Bay Partners, South 32 degrees 01
minute 50 seconds East, 740.17 feet to land now or formerly of Treube;
RUNNING THENCE along land now or formerly of Treube, the following two (2) courses and
distances:
1) South 65 degrees 14 minutes 20 seconds West, 110. 85 feet; and
2) South 49 degrees 59 minutes 30 seconds West, 179.84 feet to land now or formerly of
Kings Bay Partners;
RUNNING THENCE along land now or formerly of Kings Bay Partners, North 32 degrees 01
minute 50 seconds West, 790.32 feet to the point or place of BEGINNING.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
Subject to the trust fund provisions of section thirteen of the Lien Law.
