TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises;
TO HAVEAND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part,covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.

All that certain plot,piece or parcel of land,situate,lying and being at Mattituck,Town of
Southold,County of Suffolk and State of New York,known and designated at Lot No.39
on a certain map entitled,"Map of Farmveu Associates,"and filed in the Office of the
Clerk of the County of Suffolk on September 1,1989,as Map No.8808,together with
mandatory membership in the Farmveu at Mattituck Homeowners Association,Inc.
(herein called the Association).
FOR CONVEYANCE PURPOSES ONLY
Together with an easement of ingress and egress by vehicle or on foot in and to any streets
or roads as shown on the filed map;reserving to the party of the first part,its successors or
assigns the fee of all land lying in the bed of any and all such streets and roads;and further
reserving the right to convey the fee title to said streets and roads together with natural
drainage areas shown on the filed map to the Town of Southhold or any other municipal
authority,without the consent of any lot owner,mortgagees or any other party,at which
time the easement of ingress and egress shall be automatically extinguished.
