do as hereby grant and release unto the part Y of the second part,
and assigns former, all that parcel of land situate at
Mattituck, Southold Town, Suffolk County, New York, bounded and
described as follows:
Northerly by the waters of Mattituck Creek; Easterly by Lovers
Lane; Southerly by a right of way and Westerly by the lands of
Mattituck Holding Corporation; Containing about three—fourths of an
acre, be the same more or lees.
Together with all the right, title and interest of the. first
party in and to the land lying within the bounds of Lovers Lane .and
to the waters of Mattituck Creek adjacent to said premises.
Excepting therefrom, however, that part of the above described
premises which were conveyed by Westphalia Corporation to Gladys
ISIGoldsmith Nine by deed dated March 8th, 1944, recorded in Suffolk
County Clerk's office on March 10th, 1944, in Liber 2346 of Deeds at
Page 277.
