release unto the party of the second part,the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,
situate,lying and being at Bayview,near the Village of Southold,Town of Southold,County of Suffolk and State
of New York.

The grantor herein being the same party as the grantee and the premises same as described in deed recorded in

TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part,covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the parry
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.

requires.

ALL that certain plot piece or parcel of land, situate, lying and being at Bay View, near the Village of Southold,
in the Town of Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a monument located at the intersection of the southwesterly comer of the premises herein with
the northwesterly corner of land now or formerly of J. Callis, on the easterly side of the main highway known
as Paradise Point Road;
RUNNING THENCE along the easterly side of said Paradise Point Road, north 16 degrees 33 minutes 00
seconds east, 199.68 feet to the southerly side of a 50 foot Private Road;
THENCE along said Right of Way, south 79 degrees 52 minutes 10 seconds east, 407.40 feet to the westerly
side of land now or formerly of A. Krupski, (now being land now or formerly of McDonald);
THENCE along said land, south 30 degrees 21 minutes 00 seconds west, 274.20 feet to the northerly side of
land now or formerly of J. Callis;
THENCE along said land, north 69 degrees 54 minutes 00 seconds west, 340.08 feet to the easterly side of
Paradise Point Road at the point or place of BEGINNING.
TOGETHER with the right to the use of, in common with others,the present private road on land of Ann
Hallock Currie-Bell extending from Paradise Point Road on the west to land of Helen Byron on the east;
TOGETHER with a right of way from said Private Road across other land of Ann Hallock Currie-Bell to the
