BARGAIN AND SALE DEED
THIS INDENTURE, made as of September 2, 2016, between Eileen R. Morrissey, as surviving
tenant-by-the-entirety, having an address at 265 Elizabeth Lane, Southold,NY 11971 (referred to
herein as "Grantor"), and Joseph M. Silvestro, having an address at 480 Oakwood Drive, Southold, NY
11971 (referred to herein as "Grantee").
WITNESSETH,that Grantor, in consideration of Ten Dollars and other valuable
consideration,the receipt and sufficiency of which hereby are acknowledged, does hereby grant and
release unto Grantee, its heirs, executors, administrators, successors and assigns forever,
ALL that certain plot, piece or parcel of land,with the buildings and improvements thereon erected,
situate, lying and being in the Village of Aquebogue,Town of Riverhead, County of Suffolk, and the
State of New York,being more particularly described in Schedule A attached hereto and made a part
hereof,
TOGETHER with all right, title and interest, if any, of Grantor in and to any streets and roads abutting
said premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of Grantor in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantee and his heirs,
executors, administrators, successors and assigns forever.
Grantor is the owners of said premises.
Grantor covenants that Grantor has not done or suffered anything whereby said premises
have been encumbered in any way whatever, except as set forth herein.
Grantor, in compliance with Section 13 of the Lien Law, covenants that it will receive
the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement before using any part of
the total of the same for any other purpose.

ALL that certain plot,piece or parcel of land, with the buildings and improvements thereon
erected,situate, lying and being in the Town of Southold, County of Suffolk and State of New
York, which said lot is more particularly bounded and described as follows:
BEGINNING at an iron pipe set on the westerly side of a 25 ft right of way distant 200.00 feet
southwesterly from the point of intersection of the westerly side of the 25 ft right of way with
the southwesterly side of Main Bayview Road;
RUNNING THENCE south 43 degrees 21' 10" east along land now or formerly of Larocca 146.33
feet to the center line of dredged canal;
RUNNING THENCE south 25 degrees 16' 10"west along the center line of a dredged canal
139.60 feet;
RUNNING THENCE north 43 degrees 21' 10" west along the land now or formerly of Spitzenberg
197.22 feet to a point;
RUNNING THENCE north 40 degrees 38'50" east along the westerly line of a 25 ft right of way
and along land now or formerly of Colavito 130.00 feet to the point or place of BEGINNING.
TOGETHER with a right of way to and from side premises out to Main Bayview Road as set forth
In Liber 5483 page 96.
Being and intended to be the same premises conveyed to the Grantor by deed dated December 31,
1986,recorded in the office of the Suffolk County Clerk January 27`h, 1987 in Liber 10230 at Page 512.
