WITNESSETH,that the party of the first part,in consideration of Ten Dollars and No Cents
($10.00)and other valuable consideration paid by the party of the second part,does hereby remise,
release and quitclaim unto the party of the second part,the heirs or successors and assigns of the party of
the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon
erected,situate,lying and being in the near the Village of Greenport,in the Town of Southold,County
of Suffolk and State of New York,and more particularly bounded-and described
as follows:
BEGINNING at a concrete monument set on the easterly line of Robinson Road,said easterly line
beginning at a point on the southerly line of Champlin Place,230.0 feet westerly along said southerly
line from Manhanset Avenue and running South 31 degrees 24 minutes 40 seconds East 155.0 feet to the
point or beginning of the premises;said point of beginning being the southwesterly corner of land now or
formerly of Idabelle Latham;from said point of beginning running along said land of Latham and through
a concrete monument set near the ordinary high water mark of"Dredged Canal"(Sterling Basin),North
78 degrees 15 minutes 00 seconds East 134.50 feet to the ordinary high water mark of"Dredged Canal"
(Sterling Basin);running thence southerly along the same,the tie line of which bears South 9 degrees 36
minutes 10 seconds East 135. 13 feet to land now or formerly of Dorman;running thence along said land
of Dorman and through a concrete monument set near the ordinary high water mark of"Dredged Canal'
(Sterling Basin),North 79 degrees 20 minutes 00 seconds West 103 feet to a concrete monument on said
easterly line of Robinson Road;thence along said easterly line of Robinson Road,North 31 degrees 24
minutes 40 seconds West 101.69 feet to the point or place of beginning.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed
dated November 28, 1972 and recorded on December 8, 1972 at the Office of the Clerk of the County of
Suffolk at Liber 7300,Page 244.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the costs of the
improvement and will apply the same first to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so
requires.
