Northerly by the waters of Mattituck Creek; Easterly
by Lovers Lane; Southerly by a right of way and
Westerly by the lands of Mattituck Holding Corporation;
Containing about thrr-lburthaof an acre, be the same more
or leas.
Together with all the right, title and Interest of the first
party in and to the land lying within the bounds of Lovers Land
and to the waters of Mattituck Creek adjacent to said premises.
Excepting therefrom, however, that part of the above described
premises which were conveyed by Westphalia Corporation to Gladys
Goldsmith Nine by deed dated March 8� , 1944, recorded in Suffolk
County Clerk's office on March 16m, 1944, in Liber 1yuG of
