T;he Planning Board has reviewed the request for a special exception for a golf club on
the parcel referenced above. If a site plan is required for this expansion, we strongly
recommend that a Site Plan Application be run concurrent with the ZBA's application so
that the Planning Board is in a better position to conduct a detailed review. Another
benefit to running the applications concurrent is that the application is reviewed by the
Biuilding Department to identify any other issues, thereby avoiding the applicant having
to apply twice to the ZBA if a variance is identified later in the process.
This 13.6 acre golf club/golf course is split-zoned R-40 and A-C, and the Town holds the
dievelopment rights on all but one acre around the clubhouse. The continuation and
modest expansion of this business is consistent with the Town's Comprehensive Plan to
ensure that existing businesses are supported by Town policies.
On the other hand, the quality of life for nearby residents is also a priority in the Town's
plan, and any potential impacts to the neighbors that might result from this expansion
must be examined. Potential impacts include noise from parties and other activities to
b'e held in the expanded clubhouse, as well as traffic and parking.

I Paul Pawlowski owner of Cedars Golf Club have applied to have a small addition
put on the current clubhouse at Cedars Golf Club The golf club is a pre existing use
and is still currently run as a golf club and clubhquse. We would like to add an
addition to the club that is 15'x25' which would take the place of a current patio.
This addition is to enhance or services at the public golf course. We would like to
put in an indoor golf simulator that would allow us to do the following operations
I -golf lessons when it is raining
-rent out the simulator to people that want to play when it is raining or in the winter
This addition would be consistenjof what a golf Ab does and the operations that it
performs. The addition would to k like the current building and is small enough
that there would no change the character of the property, neighborhood and
surrounding areas. The simulator can only accommodate a small amount of people
so it would not is anyway change traffic flow in the area. We the owners would
appreciate a special acceptance for this addition as will feel it is important to our
business and offers more to do within our community. If there is a way to expedite
this process that would be greatly appreciated, as we would like to get this done
j before the golf season hits high geaq and allow our customers to enjoy something
new. 1 look forward to your response and the ability to answer any questions or
concerns you may have.
