JOHN R. BRANDSTETTER, residing at 79 Malts Avenue, West Islip, New York 11795, as Executor of
the last will and testament of Lois Ann Brandstetter a/k/a Lois A. Brandstetter, who died on the 26th day
of October, Two Thousand Fifteen, the party of the first part, and
THOMAS JEROME and GREGORY JEROME, residing at 305 Maple Avenue, Southold, New York
11971,as tenants in common, party of the second part,
WITNESSETH,that the party of the first part,to whom letters testamentary were issued by the Surrogate's
Court, Suffolk County,New York on January 22,2016 (File No.2016-249)and by virtue of the power and
authority given in and by said last will and testament and/or by Article I l of the Estates,Powers and Trusts
Law,and in consideration of FOUR HUNDRED FIFTY THOUSAND ($450,000.00)DOLLARS, paid by
the party of the second part,does hereby grant and release unto the party of the second part,the distributees
or successors and assigns of the party of the second part forever,
✓ ALL that certain plot, piece or parcel of land, situate, lying and being at Bayview, Town of Southold,
Suffolk County,New York,known and designated a Lot No. 70 on a certain map entitled,"Map of Harbor
Lights Estates, Section Three, at Bayview, Town of Southold, Suffolk County, New York, April 3, 1968,
Van Tuyl and Son, Surveyors," and filed in the Office of the Clerk of the County of Suffolk on 817168 as
Map No. 5147, said lot being bounded and described as follows:
BEGINNING at a point on the easterly side of Brigantine Drive,said point being where the division line of
Lots 69 and 70 intersect the easterly side of Brigantine Drive;
RUNNING THENCE North 58 degrees 23 minutes 10 seconds East along the easterly side of Brigantine
Drive, 100.00 feet;

THENCE South 71 degrees 29 minutes 50 seconds East, 204.33 feet to a monument;
THENCE South 19 degrees 39 minutes 00 seconds West, 155.0 feet to a point;
THENCE North 55 degrees 04 minutes 10 seconds West, 276.65 feet to a point on the easterly side of
Brigantine Drive, the point or place of BEGINNING.
TOGETHER with the use in common with others of the beach area and parking area adjacent thereto, as
shown on Map of Harbor Lights Estate, Section One, Bayview, Town of Southold, Suffolk County, N.Y.,
filed in the Office of the Clerk of the County of Suffolk on June 8, 1965 as Map #4362.
BEING AND INTENDED TO BE the same premises conveyed to Lois A. Brandstetter by deed dated
' December 28, 1981, and recorded on January 8, 1982, in the Office of the Suffolk County Clerk in Liber
9126, Page 292.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center line thereof,
TOGETHER with the appurtenances, and also the estate which the said decedent had at the time of
decedent's death in said premises, and also the estate therein,which the party of the first part has or has the
power to convey or dispose of, whether individually,or by virtue of said will or otherwise,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the distributees
or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of improvement and will
apply same first to the payment of the cost of improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it reads "parties" whenever the sense of this indenture so
requires.
