WITNESSETH, that Grantor, in consideration of One Dollar ($1.00) lawful money of the
United States, and other valuable consideration paid by Grantee, hereby grants, remises, releases
and quitclaims unto Grantee, the heirs or successors and assigns of Grantee forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon

WHEREAS, CHESTER A. BERRY and BARBARA BERRY held title to the property as
tenants by the entirety. The said CHESTER A. BERRY died on October 10, 2000, as evidenced
by a Certificate of Death issued by the New York State Department of Health, thereby vesting
fee simple title to the above described premises in his surviving spouse, the said BARBARA
BERRY, Grantor herein, by operation of law.
Said premises having an address of. 265 Custer Avenue, Southold, NY 11971
TOGETHER with all right, title and interest, if any, of the Grantor in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances to and the estate and rights of Grantor in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the Grantee, his survivors, heirs,
distributees, personal representatives and assigns forever.
The words "Grantor" and "Grantee'' shall be construed to read in the plural whenever the sense
of this deed so requires, and, in all references herein to any parties, persons, entities or
corporations, the use of any particular gender or the plural or singular number is intended to
include the appropriate gender or number as the text of the within instrument may require.
