residing at Stamford, Connecticut, and FRANCES HOGE HAIGHT, resid-
ing at No. 1148 Fifth Avenue, New York City, New York, being the
only living heirs-at-law of Frank M. Lupton, deceased,
,parties of the first part,
and MATTITUCK LITERARY_ ASSOCIATION, a membership corporation duly
organized and existing under and by virtue of the Laws of the State
of New York, and having its principal office for the transaction of
business in the Village of Mattituck, County of Suffolk, State of
New York

being in the Village of Mattituck, Town of Southold, County of Suffolk
and State of New York, bounded and described as follows;.
13EGIIJNING at a certain corner stone lying at the intersection of
the road leading to Mattituck Creek and Railroad Avenue, near the west-
ern extremity of said Avenue, and running thence Easterly by and with.
the Southerly line or side of said Avenue a distance of one hundred
and ten (110) feet; thence Southerly by and with the land of 'William
T. Riley and George H. Riley, a distance of sixty-eight feet (68) feet
and six (6) inches; thence '3esterly by and with the land of "William T.
Riley and George H: Riley, a distance of about fifty-one (51) feet;
thence Southerly by and with the land of 'Nilliam T. Riley and George
11. Riley, a distance of twenty-three (23) feet and six (6) inches to
the Northeasterly corner of the Episcopal Church sheds; thence along
the line of said Episcopal Church Sheds, a distance of about seventy.
(70) feet to the Northwest corner of said Church sheds; thence Norther—
ly by and with the Easterly line or aide of the Road leading to Matti-
tuck Creek a distance of sixty-eight (68) feet six (6) Inches to the
point or place of beginning.
Also all the right, title and interest of said .parties of the
first part in and to the Southerly half of Rail Road Avenue and the
Easterly half of said Road leading to Mattituck Creek lying contiguous'
to the premises herein described.
Being and Intended to be a part of the premises conveyed to said
William T. Riley and George H. Riley by Lizzie R. Grant by deed record.

and being the same premises conveyed by said William T. Riley and George
H. Riley to one Charles Gildersleeve, by deed dated February 6, 1904,
and recorded in Suffolk County Clerk's office in Liber 546 of Deeds -
, Page 477 on February 8, 1904; and being the same premises conveyed by .
said Charles Gildersleeve to Frank Td. Lupton by deed dated February 6,
1904 and recorded in Suffolk County Clerk's office in Liber 546 of Deeds
Page 479 on February 8, 1904, and thereafter conveyed by said Frank M.
Lupton to Mattituck Literary Association, party of the second part
hereto, by deed dated .Tanuary,17, 1905. -
