REEVE, party of the third part, and KATHRYN M. REEVE, party of the fourth part, all residing at Mattituck, Town of Southold, County of Suffolk and State of New York, ME i WITNESSETH, i' • ,'' i That in consideration of One ( $1..00) Dollar and Z other valuable consideration paid by the party of the third part to the parties of the first and second part, the receipt of which is hereby acknowledged, Malcolm M. Reeve, the party i of the first part, and Irma H. Reeve, his wife, the party of the second part, do hereby grant and release unto Roy H. Reeve, the party of the third part, his heirs and assigns for- ever, the two following tracts or parcels of land situate on the South side of Sound Avenue at Mattituck, Town of Southold, County of Suffolk and State of New York. PARCEL I. Commencing at a road stone in the Southerly side of Sound Avenue, which road stone marks the Northwest corner of the premises about to be described and the Northeast corner of land of Roy H. Reeve, and running thence ' in a general Southeasterly direction along the Southerly side of Sound Avenue, a distance of 27.2 feet to a monument; thence running in a Southerly direction a distance of 190.9 feet to a monument; thence running in a Westerly direction along a -s 145_ ,,3� �{�►' ' a��'`� straight line drawn from the last mentioned monument to a monument set in the Southwest corner of parcel II (hereafter described) until said straight line intersects the Easterly boundary line of land of Roy H. Reeve; and thence running in a Northerly direction along the Easterly boundary line of land of Roy H. Reeve a distance of 225 feet. to a road stone set in the Southerly side of Sound Avenue, the point or place of beginning. PARCEL Il. Beginning at a monument set in the South side of Sound Avenue 17.8 feet Vest of the Northwest } corner of land of Roy H. Reeve, and marking the Northwest corner of the premises about to be described, and running South 243 feet to a monument; thence running East along a straight line drawn from the J ast mentioned monument to the monument set in the Southeast corner of the premises described In parcel I above to a point where said straight line inter- sects the South boundary line of land of Roy H. Reeve; run- ning thence in a generally Northwest direction along the South boundary line of land of Roy H. Reeve to the Southwest corner of land of Roy H. Reeve; and running thence North 225 , feet along the West boundary line of land of Roy H. Reeve to the Soutn side of Sound Avenue; and running thence generally Northwest along the Southerly side of Sound Avenue a distance of 17.8 feet to the monument set in the Southerly side of Sound Avenue, the point or place of beginning. TOGETHER with all the right, title and interest of the parties of the first and second part of, in and to that -2- I PIC Loy part of Bound Avenue which adjoins the two above described � parcels on the North to the centre line thereof, and WHEREAS, it is the desire of all the parties here-� to that the Southerly boundary line of the premises of Roy H. ! Reeve shall hereafter be a straight line drawn between the I monuments marking the Southwest corner of parcel II and the i Southeast corner of parcel I. which Southerly boundary line is 104.45 feet in length, and WHEREAS, a triangular piece of the premises con-- ' i > veyed by the parties of the first and second part to the party of the third part by deed dated May 3, 19270 recorded W Ix November 23, 1931, in the Suffolk County Clerk's office in s ri Liber 1617 of Deeds, at page 416, extends to the South of � i said South boundary line drawn between the two said monuments' NOW, THEREFORE, in consideration of the sum of One ($1.00) Dollar paid by Malcolm M. Reeve, the party of thel first part, to Roy H. Reeve, the party of the third part, and Kathryn M. Reeve his wife theI party of the fourth part, the � receipt of which is hereby acknowledged, the said Roy H. i Reeve art of the third y , party part and Kathryn M. Reeve his i wife, party of the fourth part, do hereby grant and release unto Malcolm M. Reeve, party of the first part, all that tract, piece or parcel of land at Mattituck, Town of Southold, County of Suffolk and State of New York, the same being a triangular piece of land which lies to the South and immedi— i i ately adjoins any part of the line drawn between the monument ; marking the Southwest corner of parcel II and the monument i i marking the Southeast corner of parcel I. the said triangulari I aY I piece of land being bounded on the East and Southwest by other;' i land of Malcolm M. Reeve. The fourarties hereto mutually agree that the P Y g premises conveyed to Roy H. Reeve by deed recorded in Liber 1617 of Deeds, at page 416, and the two parcels of land con— veyed to said Roy H. Reeve by this conveyance, when taken t together, shall be bounded and described as follows:— ALL that tract, piece or parcel of land situate, lying and being at Mattituck, Town of Southold, County of Suffolk and State of New York, and bounded and described as ' follows:— Z COMMENCING at a road stone set in the Southerly side of Sound Avenue, which road stone marks the Northeast corner of the premises conveyed by Malcolm M. Reeve and Irma i H. Reeve to Roy H. Reeve by deed recorded in Liber 1617 of Deeds, at page 416; and running thence in a generally South— east direction along the Southerly side of Sound Avenue a distance of 27.2 feet to a monument; thence running in a Southerly direction a distance of 190.9 feet to a monument; I thence running in a Westerly direction a distance of 104.45 I feet to a monument; thence running in a Northerly direction a distance of 243 feet to a monument set in the Southerly ! side of Sound Avenue; and running thence in a Southeasterly direction along the Southerly side of Sound Avenue a distance ! of 92.8 feet to the road stone marking the point or place of beginning. Said premises are bounded on the North by Bound Avenue and on the East, South and West by land of Malcolm M. Reeve. —4— l TOGETHER with the appurtenances and all the estatei and right of the parties of the first and second part hereto I i in and to the above described parcels I and II, and TOGETHER with the appurtenances and all the estate and right of the parties of the third and fourth part hereto in and to the triangular parcel of land lying to the South of the South j boundary of the premises above described.
