paid by the patty of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever, his undivided one-half interest

State of New York, more particularly bounded and described as
follows:
BEGINNING at a point on the southerly side of Middle Road (C.R. 48)
said point being where the northeast corner of land of Case inter-
sects the said southerly side of Middle Road, and from said point
of beginning
RUNNING THENCE along the southerly side of Middle Road, North 60
degrees 49 minutes 30 seconds East 184. 08 feet to a point;
RUNNING THENCE South 25 degrees 27 minutes 40 seconds East 245. 34
feet;
RUNNING THENCE South 60 degrees 49 minutes 30 seconds West 177. 51
feet to land of Case;
RUNNING THENCE North 26 degrees 59 minutes 40 seconds West 245. 00
feet to the point or place of BEGINNING.
SUBJECT TO a right of way 15 feet wide along the easterly boundary of
the subject premises for purposes of ingress and egress and utility
service to lands located south of the subject premises.
DISTRICT BEING AND INTENDED TO BE the same premises conveyed to the party of
1000 the first part and Mario Castelli and Carole Castelli, his wife, by
SECTION deed dated July 12, 1985, and recorded in the Suffolk County Clerk' s
069.00 Office on July 23, 1985, in Liber 9836 page 238.
BLOCK The above described premises are not encumbered by a credit line

LOT TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
60-1. 003 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

G omu^n AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien law, covenants that the party of
t: the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
