THIS INDENTURE, made the 7 5—day of y
1905, Between FRANK M. LUPTON and - ANN E c LUPTON,
his wife, of the Borough of Brooklyn, County of RinCs and
State of New York, parties of the first part, and the MATTI�
TUCK LITERARY ASSOCIATION, a membership corporation duly or
gmised and existing under and by virtue of the Laws of the
State of New York, and conducting its operations in the Vil
lage of Mattituck, County of Suffolk and State of New York,
party of the second part;
WITNESSETH, that the parties of the first part in con-
sideration of the sum of TEN DOLLARS (810.00) lawful money
of the United States, and other goodand valuable consider-
ations paid by the party of the second part, DO YIER.E3v G_
and release unto the said party of the second part and its
successors, ALL that certain lot, piece or parcel of land,
1 situate, lying and being in the Village of Mattituck, Town `..
of Southold, County of Suffolk and State of New York, boun-
ded and described as follows:-
BEGINNING at a certain comer stone lying at the inter-
section of the road leading to Mattituck Creek and Railroad
Avenue, near the western extremity of said. Avenue, and run-
ning thence Easterly by and with the Southerly line or side
of said Avenue a distance of one hundred and ten (110) feet;
thence Southerly by and with the land of William T. Riley
and George a. Riley, a distance of sixty-eight feet (58) fee
� and six (6) inches; thence Westerly by and with the land of
William T. .Riley and feorge r[. Riley, a distance of about
fifty-one (51) feet; thence Southerly by and with the land
j Of William T. Riley and Ga orge H. Riley, a distance of
twenty-three (23) feet and six (6) inches to the Northeaster,
ly corner of the Episcopal Church shade; thence along the
line of said Episcopal Church Sheds, a distance of about
seventy (70) Feet to the Northwest corner of said Church
Sheds; thence Northerly by and with the Easterly line or
side of the Road leading to, Mattituck Creek a distance of

sixty-eight (68) feet six (6) inches to the point or place
of beginning.
Also all the right, title and interest of said parties
of the first part in and to the Southerly half of Rail Read
Avenue and the Easterly half of said Road leading to Matti-
tuck Creek lying contiguous to the premises herein described _
Being and intended to be a part of tris premise- con-
veyedto said William T. Riley and George H. Riley by Lizzie
R. Grant. by deed recorded in Suffolk County Clerk'- office
in Liber 518 of Deeds at Page 106.; and being the same prem-
lass conveyed by said 'Ailliam T. Riley and George H. it
to one Charles Gildersleeve, by deed dated February,6P 1904p
and recorded in Suffolk County Clerk's office in Liber 546
Of Deeds Page 477 On February 8, 1904, and thereafter con-
veyed by said Charles Gildersleeve to Franc M. Lupton, one 0
the parties of the first part hereto.
TOGETHER with the building or buildings thereon and all
the appurtenance- and all the estate and rights Of the par-
ties of the first part in and to the said premiees;
v TO HAVE AND TO HOLD the above granted premises unto the
party Of the second part and its successors for so long as
the said party of the second part or its successors shall
occupy and shall use the said premises for the promotion
of literature and art in the Village or Township of Matti-
tuck, Suffolk County, New York, and for the maintaining of
a library, readingroom and public hall in the said Township
for Village, and for the accomplishment and fulfillment Of
the purposes and objects for which said party of the second
part was organized and created as a corporation by virtue of
its present certificate of incorporation or charter now on
file in the office of the Secretary of State Of the State
of New York, at Albany, New York, and in the office of the
