do hereby grant and release unto the part y of the second part,
her heirs and assigns forever, all that certain tract of land,
situate in the Village of flfattituek, Town of Southold, County of Suffol
and State of New York, bounded and described as follows: Beginning
four (4) feet Southeasterly of a certain cement monument on the twenty
(20) foot right-of-way on tr,e Northerly side thereof, and runnin3 thenc
Southwesterly a distance of forty-seven nd forty-five hundredths feet
(47.45 ) to a certain iron pipe or monument and running thence Wester-,
- a distance of twenty-three
and seven-tenths (23.7 ) feet to a stake and running thence Northeasterly
a distance of forty-six (46) feet to the Southerly side of the lot of
Gustav Bayer, and ruining thence Easterly and along the land of Gustav
Bayer, to a cement monument or point or place of beginning. As shown
on a certain Map of Premises made in the month of May, 1923, by Frankli
F. Overton, Surveyor.
ALSO, All that piece, parcel or tract of iand, situate in th
Village of Mattituck, Town of Southold, County of Suffolk and State of
New York, beginning at a pmint fifty-four (54) feet distant from a
monument on the highway at the Southeasterly corner of lands of Louise
Klein, and running thence Southeasterly, a distance of forty-six
(46 ) feet, along a right-of-way, approxinetely twenty (20) feet wide,
through lands of Eugenia Sommerman, leading to a highway from
Mattituck to Oregon, aid whose Westerly side is in continuation of the
testerly line of the highway from Natti .uck to Oregon; Southerly, by
other lands of Eugenia Sommerman; Westerly, by Long Creek, forty-six
(46) feet, and :northerly by lands of Gustav Bayer, together with
said right-of-way, twenty (20) feet wide, approximately, extending
in front of and adjacent to said property.
Being and intended o be the South half of the lot conveyed
by- Eugenia Sommerman to Anna Esposito, by deed dated July 28th, 1922.

buildings and improvements thereon, situate, lying and being at
Mattituck, Suffolk County, New York, bounded and aescribed as follows:'
Beginning at a point on the north side of a private right-of-way
running from V" ickham Avenue to Harbor Inn, which point is four feet
west of a concrete monument set on the west side of Wickham Avenue;
thence running northerly along the westerly side of an eight-foot
right-of-way a distance of about one hundred and forty feet, be it
more or less, to Long Creek, a branch of Mattituck Bay; thence
westerly along Long Creek a distance of forty-six feet to property
of Geissinger; thence southerly a; ong property of Geissinger a
distanceofabout one hundred and fifty feet, be it more or less, to
the northerly side of the private right-of-way running from Wickham
Avenue to Harbor Inn; thence in an easterly direction along said
private right-of-way a distance of forty-six and five tenths feet
to the point or place of beginning.
Subject to the following restrictions:-
1. That the party of the second part, shall not erect or maintains
a public garage on said premises; not to erect and maintain a hotel
on said premises; and not to maintain any poultry raising business
on the premises.
