Board and Office Policies, Practices, and Activities: ZBA Comments on the Draft Land Use Cha ter On August 2, 2016 I submitted written comments to the Planning Board on the Draft Land.Use Chapter of the Town's Comprehensive Plan. These comments summarized several discussions among the Members of the Beard of Appeals and were approved unanimously prior to submission. Topics include 1. support for developing form base zoning codes and design standards in hamlet centers; 2. revisiting the bulk schedule in non-residential zone districts to either codify the ZBA's "lwvlalon decision"or changing the code to reflect the intent of the Town Board as the legislative body, 3. Revisiting the bulk schedule in residential zone districts for FEMA compliant construction within the CERA and high velocity flood zones; 4. substituting the ZBA's"Walz decision" with a pyramid law similar to what many other municipalities include in their zoning codes; and 5. Reviewing commercial uses in residential districts that are pre-existing, non-conforming. Trustees and ZBA:Discussions on Possible Proposed Code Changes In August I met with Board of Town Trustees President John Bredemeyer to discuss a possible jointly proposed Town Board work session discussion regarding code changes for residential construction in the CERA and high velocity flood zones to better protect natural resources and the character of communities. The Trustees concerns are very consistent with the third and fourth recommendations the ZBA sent to the Planning Board on the Draft Land Use Chapter(see above). I briefed ZBA members about these discussions during our August 1.8, 2016 Special Meeting work session. A "I:rustees/ZBA request to appear before the Town Board is forthcoming. III.
