THIS INDENTURE, made the 25th day of May, Two Thousand Sixteen

JANA S. HEFFERNAN, residing at 225 Island View Lane, Greenport,New York 11944, asjoint
tenants with rights of survivorship,
party of the first part, and
JOY E. HARVEY,residing at 8247 Taunton Place, Springfield, Virginia 22152, and
JANA S. HEFFERNAN, residing at 225 Island View Lane, Greenport, New York 11944, as
tenants in common and not joint tenants with rights of survivorship,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part,the heirs or successors and assigns of the party of the second part forever,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Incorporated Village of Greenport, Town of Southold,
County of Suffolk, and State of New York,bounded and described as follows:
On the north by land of A. Harry Brown, deceased;
On the east by the easterly line of a right of way;
On the south by the centre line of an alley or right of way;
On the west by Main Street;
The above premises are bounded and described according to a survey made by Van Tuyl & Son,
December 28, 1971, as follows:
BEGINNING at a point on the easterly side of Main Street, distant 134.14 feet southerly from the
corner formed by the intersection of the easterly side of Main Street with the southerly side of
East Front Street, said point of beginning being the division line between premises hereby
intended to be conveyed and land now or formerly of Brown;
RUNNING THENCE North 83 degrees 19 minutes 30 seconds East and part of the distance
through a party wall, 82.50 feet to land now or formerly of Greenport Yacht & Ship Building Co.
Inc. and the easterly line of a right of way;
THENCE along said land of Greenport Yacht & Ship Building Co. Inc. and right of way, South
07 degrees 01 minute 40 seconds East, 26.20 feet to the center line of an alley or right of way;
THENCE along said center line of the alley or right of way, South 83 degrees 35 minutes 50
seconds West, 82.50 feet to the easterly side of Main Street;
THENCE along the easterly side of Main Street, North 07 degrees 01 minute 40 seconds West,
25.80 feet to the point or place of BEGINNING.
SUBJECT to easements over the right of way and alley in favor of the southerly adjoining owner
and adjoining northerly owners out to the land of Empire Council Club of Greenport, together
with an easement over said alley way. The easement over the right of way to be not less than six
fee nor more than seven feet.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated December 28, 2001, and recorded April 13, 2002, in the Office of the Suffolk County
Clerk in Liber 12180, Page 260.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year
first above written.
