("Grantor"), and
KAREN L. POPKIN, residing at 209 West 97`x' Street, Apartment 7C, New York, New York
10025, as Trustee of the JOHN J. BERDINKA 2016 IRREVOCABLE TRUST, ("Grantee").
WITNESSETH, that the Grantor, in consideration of ten dollars and other valuable
consideration paid by the Grantee, does hereby grant and release unto the Grantee and the heirs
or successors and assigns of the Grantee forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Village of Mattituck, Town of Southold, County of
Suffolk and State of New York,being more particularly bounded and described as follows:
SEE SCHEDULE A ANNEXED HERETO.
SAID PREMISES being known as and by the street address 1260 Factory Avenue,Mattituck,
New York.
SAID PREMISES BEING the same premises conveyed to the party of the first part herein by
Deed dated the 5h day of December, 2000, and recorded in the office of the Suffolk County
Clerk on December 14,2000 in Liber 000012090, Page 689.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof;

TOGETHER with the appurtenances and all the estate and rights of the Grantor in and to said
premises;
TO HAVE AND TO HOLD the premises herein granted unto the Grantees, the heirs or
successors and assigns of the Grantees forever.
AND the Grantor, in compliance with Section 13 of the Lien Law, covenants that the Grantor
will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
AND the Grantor covenants as follows: that said Grantor is seized of the said premises in fee
simple, and has good right to convey the same; that the Grantee shall quietly enjoy the said
premises; that the said premises are free from encumbrances, except as aforesaid; that the
Grantor will execute or procure any further necessary assurance of the title to said premises; and
that said Grantor will forever warrant the title to said premises.
